My dog unfortunately just had emergency surgery on his leg and I needed to find a ground floor flat urgently as he can no longer do any stairs. The flat - which we've been in for four years and have LOVED - will be going on the market shortly at £1950 pcm. I will be moving Tuesday 18th and likely having the place cleaned on Wednesday 19th so it will be available shortly thereafter.
About the flat:
- 1 bed/1ba on the 2nd floor of a great Victorian building; flat has lovely floral crown moulding and building has gorgeous Minton tiling in the foyer
- Unfurnished
- Pet friendly
- Views of the communal garden with tennis court (and full access to these)
- Huge windows with great light
- Updated bathroom and kitchen (with integrated appliances, including a dishwasher)
- Tons of storage space in actual closets - no bulky wardrobes
- Unsure of the exact square footage, but I'd say at least 650 - maybe into the 700's?
- Approx 5 min walk to Warwick Avenue station and close to coffee shops, restaurants, etc.. Fantastic safe, clean, and leafy neighbourhood with primarily young families.
- Well positioned for walks to Hyde Park, Regents Park, Paddington Rec
- I've never had mice in the near 4 years I've lived here
- Lovely neighbours, and the building is professionally cleaned every two weeks and well maintained
- Flat has rarely needed any maintenance, but the property manager is actually really responsive and probably the best I've had in London
- Utilities - water has been included in my rent and assume the landlord would continue to cover. Council tax is £73 per month after the single person discount (Westminster Council tax is the cheapest - or one of the cheapest - in London).
- Rent will be £1950 which is honestly a steal after everything I've seen in my recent flat search; landlord has been very reasonable about increases when renewing my lease historically and has kept the increase at CPI and less than market rate for the neighbourhood
Honestly, this is the best place I've lived in my many years of renting, and I'm gutted to be leaving.
Flat will obviously be professionally cleaned, including carpets steam cleaned, before new occupancy.
