After 3 wonderful years in this lovely Little Venice home, I’m sadly moving out and looking for someone to take over my tenancy.

This is a good-sized double bedroom in a well-kept house, furnished with a double bed, large built-in wardrobe and space for a desk. The flat itself has an open-plan kitchen/living area, 4 bedrooms in total, 2.5 bathrooms, and a separate laundry room with extra storage (honestly a game changer).

The house is finished to a high standard and feels like a proper home. Super warm in winter, with great appliances (Miele washer and dryer), including a double oven and dishwasher.

Located in Maida Vale, one of the nicest and most peaceful parts of London. You’re a short walk from Warwick Avenue (Bakerloo line) and Royal Oak (Hammersmith & City / Circle lines). There are also canalside walks, great cafés nearby, a Santander Cycles station, and the option to request a space in a council bike box (subject to waiting list).

The flat has a friendly and social atmosphere, but everyone is also respectful of each other’s space. Definitely not a party house! We all have our own routines, but occasionally hang out, have a drink, or do something together.

You’ll be living with 3 other friendly, easygoing professionals. Everyone is fairly independent, with a mix of working from home and going into the office.

Rent is £875/month (excluding bills). Bills are split equally between the 4 flatmates. Typical monthly totals (then split by 4) are:
• Water: £133 (~£33 each)
• Gas: £40 (~£10 each)
• Electricity: £135 (~£34 each)
• Council tax: £104 (~£26 each)
• Broadband: £40 (~£10 each — could likely be reduced to ~£5–£6 each if you switch)
→ Total per person: ~£108-113/month

The tenancy runs until August and is renewed annually (the house has been continuously occupied for 7+ years, so renewals are very likely). It’s managed by a very responsive agent, and the house is kept in great shape.

Ideally looking for a working professional who is tidy, considerate, and up for the occasional chat or hangout — but equally respectful of a calm home environment. Someone looking to stay long-term and able to pass standard referencing.
