Hi guys,

I am going to study abroad soon and will be looking to sublet my one bed apartment. I have lived here for two years now and really like the flat and the area, hence why I am not looking to leave the contract, but looking to sublet instead. :) The agency has allowed me to do this and the process will all be done through them!

The flat is in a really cool location, just a few minutes away from Liverpool Street station (approx 6 mins) and Shoreditch High Street station (also approx 6 minutes). You can also walk to Moorgate (12 minutes), Bank (19 minutes), Aldgate (approx 15 minutes) or Monument (20 ish minutes).
Spitalfields market is just seconds away from the property, so is Truman Brewery - in two years of being here, I have not cooked once, because fresh food is so easily accessible and very affordable.

I will update this ad when I have time, but here are some basics:

* Available at some point in February, ideally at anytime between 6-26 February , I can be flexible.
* Available to both - singles and couples - I would prefer student/s that can pay six months upfront like I did when moving in, but anyone with a stable job and income is also more than welcome to enquire.
*The flat comes partly furnished, I am more than happy to lend you my bed, mattress (very comfy one from Dreams), couple of armchairs, wooden storage boxes, shoe storages, basic desk, comfortable desk chair, as well as bookshelves/library. There is no sofa, but I could arrange for one to be delivered if needed. Can also give you access to Ring cameras.
*You can either get own WiFi or pay £32 p/m for the one that is currently at the property.
*Flat is on the ground floor.
*If you would be keen to look after some of my plants, I would be happy to pay a little towards that each month.

Honest additional commentary on the flat:
*Excellent location, perfect if you study or work in the City.
*Windows are single glazing only, so you do hear noise form the outside, even tho this is a very quiet street, I would not recommend the flat if you are a super light sleeper. I am a light sleeper but have brown noise on every. night, so I sleep like a baby here. But I want to give my honest opinion on everything one might need to know. :)
*The agency is probs the best one I have ever had in my 12+ years of being in London. They are not perfect, but if anything needs doing right away, it has always been done. They are a smaller agency, which makes all the difference as well.
*There is a new washing machine and a new dishwasher is going to be installed soon.

I would ideally like someone who can take the flat for 6,7,8 or 9 months. I can be somewhat flexible on this.

I do believe smaller pets should be fine, but would have to double check.

£2250 ppm, excluding all bills.
