Opposite Guys Hospital & Kings College Campus (off Borough High Street, SE1) near the Shard & London Bridge. South Bank/Bankside Area. TfL Zone 1. The flatshare is operated such that we would prefer to have just men only - if you're not sure what this means then please just ask.
Only Room 1 is available at present.
Room 1 is 3. 10 X 2. 55m (+ 1. 10 X 0. 75m walk-in wardrobe which is outside the rectangle, but accessible only from it) = Total floor area including wardrobe is ca. 8.75m2.
Room 2 (taken) is 3. 6 X 2. 9m, but includes a built-in wardrobe (which of course can not be moved) of 0. 65m2 or 1. 2 X 0. 55m, so Total Floor area incl wardrobe is ca. 10. 45m2.
Room 3 (taken) is a single bedroom.
The cost of the available room is negotiable! It includes everything (except the optional extras as below), so no bills, nothing extra for the Council Tax or the Service Charges which are already included and everything needed for the flat itself is also included like washing-up liquid, toilet paper, cleaning chemicals etc. you don't need to buy anything and you don't need to make contributions of any kind to bills at all! You just need your own food, toothpaste, soap and shampoo etc.
This area is central London (Congestion Charging Zone and Ultra Low Emissions Zone) near London Bridge and it is a busy working and cultural area not a suburban area! All central areas of London are within walking distance from here, but there are probably about 70 Bus routes, 4 Main-line railway Stations and 5 Underground Tube Stations (6 Lines) within 15 mins walk from here! Another new mainline actual rail has opened at London Bridge Station further increasing capacity and link new areas.
The Double rooms which were purpose built in 1948 of statutory dimensions as double bedrooms, come with the "up to 1000Mbps / 1Gb etc" un-limited download (FTD) (fibre-optic to device) Broadband secure wireless network (WLAN)(WiFi) all included in the monthly charge.
Winter central heating is not on now of course, but is included (N. B. guaranteed to minimum 18 degrees Celcius only, though actually it is usually warmer), at no additional charge, but the latest news is that costs are expected to rise again and it is already very expensive, so in October 2025 perhaps?, the included value of this part of the rent is subject to review, but hopefully it will stay the same. Additional plug-in Electric heating is an optional extra (on a per KWhrs rate for agreed hours) if you like it luxuriously hot!
A Washing Machine is also here. We keep this flat clean ourselves and have an organized rota for cleaning which you would be expected to participate in. If you don't like cleaning, or want to opt out of the cleaning at any time you can just swap with someone else or barter or pay the cash equivalent to one of us to do your cleaning for you (if we're willing!). Everything except room size is negotiable: so if you are on a budget, just let me know and negotiate!
