Tenant Requirements:

- It is important that the new tenant is punctual with rent and bill payments. These are due on the 1st of each month.

- It is extremely important that the new tenant does not leave the communal/shared areas in a messy state, and that they contribute to the cleanliness of the flat.

- If you like house parties and playing music loudly, then, unfortunately, this isn't the property for you.

- Guests are welcome, but should be kept to a minimum unless they're a spouse, partner, boyfriend/girlfriend, etc. This is to keep disruption to a minimum and for security reasons.

Current Tenants:

- One Male from the UK (34).

- One Female from Japan (31).

We are married, but each rent a room.
We are not the landlord/owners of the property. You will have your own contract with the landlord.

She is leaving to move-in with her boyfriend.

Room Details:

- The available room faces the Thames.

- You will have your own private en-suite with a shower, sink, and toilet.


Please note that the room shown is an old photo of my wife's room, and not the room that's available due to it currently being in use. The available room is larger than the room in the image, and even larger with the small en-suite.
- A double-sized bed frame is already in the room. Unlike the bed frame in the image, this has a modern, wooden, headboard. The mattress is relatively new (approximately one-year-old), however, you will need to purchase a new mattress protector and bedding. If the mattress is not protected, then there is the risk of the cost of a replacement being deducted from the deposit.

- The landlord may sell the property in January 2027. As such, it may not be possible to extend a tenancy to beyond this date. The standard tenancy period is twelve months, however, if your circumstances change, it may be possible to end the tenancy early without penalty. The standard notice period, when ending the tenancy, is one calendar month. This is to enable sufficient time to find a replacement tenant.

Property Details:

The kitchen has general amenities such as an oven, hob, microwave, kettle, toaster, and bin. The washing machine was recently replaced with a new washer/dryer.

There are other appliances (e. g., a rice cooker, air fryer, and coffee machines), however, these are privately owned by my wife and I. As such, we ask that you don't use them. An old Nespresso machine is provided if you'd like to use it.

There is fridge and freezer space, as well as cupboards.

The living room is furnished with sofas, and a dining table and chairs.

Smokers are welcome, but smoking is only permitted on the balcony. Cannabis and other narcotics are strictly forbidden in all areas. This includes vaping.

The previous tenant had a cat, so please keep this in mind if you have any allergies. There may also be rare occasions where a former tenant's cat stays with us (cat sitting).

Please Note: The photos are slightly old, and so some of the decorative elements are no longer in the apartment as they belonged to a former tenant. We still have the same furniture though.

Location:

The closest stations (DLR) are 'King George V' and 'Gallions Reach'. Both take 10 - 15 minutes to reach by foot.

The estate has two small convenience stores and 24-hour on-site security.
