Description
Hi I’m looking for someone to take over my flatmate's lease of a fantastic double bedroom with an off-suite bathroom (your own bathroom, just outside the bedroom) which is available from the end of October.
Postcode: E10EF, can walk into the city or take a quick bus/DLR/overground/C2C - great connectivity!
The landlord is interested in ensuring the person passing the reference with a salary of at least £58,800 a year. Please only apply if you can meet this.
About the flat:
- This is a 2 bedroom and 2 bathroom apartment. (1 bedroom with ensuite shower, which is mine, and the other using the main bathroom with shower/bath, which would be yours).
The property is well insulated so you don't use too much heating during winter, and pretty breezy during the summers so it's not hot with the windows open.
- Furnished (with beds that have lift up storage)
- Secure residential development with lift access
- Balcony
- Dishwasher
- Washer and Dryer
- Built in deep wardrobes (storage is important!)
- Double glazed windows
- Concierge service (07:00-15:00) for packages
- The place is next to a train line, may be an issue if you are a light sleeper, but not too noticeable if the windows are shut.
About the bills:
- Total inc bills budget per room is roughly £1231 max.
- Bills: Best to budget £201
Per person:
- council tax £94 (tax band E)
- *water £15 max
- *energy £75 max
- internet £17
*total usually per month will vary depends on usage.
About Transport:
- Closest stations are Limehouse DLR and C2C, or Shadwell DLR and Overground stations 5-10min walk
- You can just walk 3 min and catch 15/115/135 frequent buses from commercial st to Liverpool st 10min, or use the 100 bus towards Wapping.
About the area:
- there is a Tesco, Sainsbury and Iceland 7 min walk away. Corner shops and Asian grocery stores even closer!
- 15 min to Shoreditch high st and Bank
- 20min to Dalston, St Katherine’s Dock, Cutty Sark, Tower of London area, borough market and Old Spitalfields market.
- 10min walk to Wapping where you can walk by the Thames: great for strolls or if you want a good running routine. The wapping area also has some great cafes, shops, restaurant and award winning pub: The prospect of Whitby!
- GP surgery, boots and convenience store right around the corner, if you need to pick up anything last minute :)
About the process:
- Must meet salary requirements of at least £58,800 or can make up the difference with savings.
- will need to join the lease via foxtons and will need 1st month rent and deposit.
- can leave at anytime but will need to find a replacement.
- need to pay £50 for referencing
- lease ends mid June 2025 with opportunity to extend - I plan to renew the contract next year :)
About me:
I'm Preity, a 23y/o cyber security consultant working in the city. I go into the office about twice a week (happy to share with remote/in-office/hybrid working styles!) and have occasional weekend work where I WFH. My work setup is in my bedroom so no issues with space/noise.
I like winding down after work and recharging my batteries but always happy to do that together over shitty Netflix :) I'm usually out on the weekends/meal prepping for the week and like finding cheap gigs, pubs, and cute walking paths.
I'm not too fussed about "dividing responsibilities" - it's easier to do our bits for the shared spaces whenever free and maintain a clean, organised living environment. Happy to discuss shared costs of course!
About you:
I’m looking for someone who is relaxed, responsible and who is also a working professional. Bonus points if you're open to enjoying dinner or a drink every now and then but respectful of each other’s downtime.
Please send a message here or whatsapp me on my number in the ad if you are interested for a viewing (ideally on the weekends/after 6pm on weekdays).
Hope to hear from you soon!
