My flatmate is moving out early January to move in with her partner and I am looking for a new flatmate to take over her room.
The room will be available to move into from the 4/5th of January.
Monthly rent is £1250, deposit of £1414 will be needed as well as referencing.
The current contract is until November 2025 but I would most likely look to renew then!
About the room:
It's a very spacious double bedroom (3.26m x 3.86m), very light with a large windows giving access directly onto the long balcony/terrace (West exposure). There is more than enough space for a double bed, a large wardrobe and a desk.
It also comes with its own, large, private bathroom across the hallway equipped with a bath tub (as there are 2 bathrooms in the flat, the other one being ensuite).
The whole flat came unfurnished so the room would have to be furnished. There is a small dressing cupboard next to it as well.
About the flat:
Located about a 6-min walk from Limehouse station and a 12-min walk from Stepney Green station.
It is very comfortable, on the 5th floor of a new build from ~2015. It's very clean and well maintained - keeping warm in the winter and with great noise insulation.
The living + kitchen space is also very spacious & light, with many tall windows giving onto the balcony/terrace.
The kitchen has a lot of working space and is fully equipped, including a large dishwasher.
The balcony/terrace is very large as well and really enjoyable in the Summer with great West exposure & views of the City + Canary Wharf.
Bills to add include electricity, water, heating, council and broadband - amounting to about ~£120 per person per month.
The building also includes a gym with some cardio machines and a yoga room - which can be accessed for a ~£40 initial induction fee.
The building is pet-friendly and a cat would be welcome (but there is a £30 monthly fee). We currently have a cat already in the flat, who will be moving out with my current housemate.

I live a pretty active but quiet lifestyle these days (my party years are behind me!). I'm more a morning person and usually wake up early to go for a run or a gym session, even on the weekend. But I am extremely considerate and respectful of other people's space and time.
I like to keep my living environment and the flat very clean and tidy. We currently have a cleaner coming every other week and I would like to continue that but I'm open to taking that upon myself.
At home, I enjoy cooking, watching movies, reading and the occasional gaming.
I have been vegan for almost 10 years and I would ideally prefer to avoid living with someone who cooks a lot of meat or fish at home because of odours.
I have a pretty active social & cultural life so I'm rarely at home every evening of the week (but it can happen).
I'm gay and I have a partner who lives by himself - so I am also often at his place.
I like to think I'm a very friendly, easy going person who's pretty social & easy to live with.
I'm looking for someone to live with whom I can ideally socialise with on a day-to-day basis. But I also need & enjoy time by myself and I will never impose!
I'm ideally looking for someone around a similar age and a similar lifestyle so it's a great fit for the both of us.
