Description
Hello! I am Giulia and I am looking to fill two rooms in our shared house in Limehouse (now that my two previous flatmates are moving out, to go work abroad and to buy their own house, respectively). It's important for me that I not only get on with my flatmates, but that I live with someone I genuinely like spending time with, so this description will cover house details and give a bit of a bio on me too!
I have been here for almost 2 years. The house is friendly and sociable and, needless to say, LGBTQ+ friendly. Everyone also has their own lives, works hard and respects each other’s space. We’re not a party house, but we have all enjoyed shared meals, a glass of wine and catching up some evenings, when fits everyone’s plans.
It’s a spacious modern house located just a short walk from both the DLR (Limehouse) and Tube (Stepney Green) stations. We have an open-plan kitchen and living area with plenty of space to cook, and a comfy couch to relax and unwind during the evenings. The kitchen has modern appliances including washer dryer, dishwasher and large fridge freezer. The flat also comes with access to a private communal garden with the neighbouring houses. The garden is right next to the house, and provides a great place to enjoy the summer, work outdoors (wifi reaches out there!), or to have a peaceful read of a book. The property gives each person an unusual amount of private space, as the bedrooms are each on a separate floor and are very spacious.
I am looking either for two individual people but also for two friends that are looking for somewhere to move in together!
There are two rooms available (one on the 1st floor and one on the 2nd floor that share the 1st floor bathroom, while I have my own ensuite at the basement level, where my room is.
Room 1: Extra generous size bedroom with beautiful sash windows letting in plenty of fresh air, sunlight with views over the green communal garden area. It comes furnished with double bed (with ottoman storage underneath), bedside units, wardrobe, chest of drawers and plenty of space if you want to have a desk / additional seating in your room.
Room 2: This large room is located on the 2nd floor, it comes with a double bed (with ottoman storage underneath), built-in bedside tables. It has a huge amount of storage as has 3 walk-in wardrobes / cupboards, one with chest of drawers and shelf. It always catches a great amount of sunlight in the day and also has a small landing area outside the door which is currently used as extra space to store coats and shoes. This bedroom shares a bathroom with the 1st floor room which has a great bath/shower, plenty of storage space as well as a sink and toilet.
A huge advantage of this flat is it's central transport links & access to shops & amenities, some of which are outlined here:
- Limehouse Station (DLR), less than 5 min walk
- Stepney Green Station (District & Hammersmith), 12 min walk
- Bank Station, 10-15 mins from the flat walking & on the DLR
- Tesco Express/Sainsburys local, 5 min walk
- Lidl, 15 mins walk
- Puregym 7 min walk
- Lots of bus links, including a night bus which gets you home at any time of day!
- London City Airport, 25 mins by DLR (or 45 by night/very early morning buses)
The local area is largely residential, with a few spots that have become local favourites for me:
- Stepney City farm has an amazing cafe, and adorable animals for you to see on your lunch breaks if you fancy a walk
- Limehouse Basin has a great view of Canary Wharf and lots of expensive boats
- There are two canal paths that I often go on runs along
- Victoria park is just 30 mins walk (mostly by Regents canal) away
- We have several pubs in the area, the closest 2 are the Queen's Head & the Old Ship, both located on opposite corners of York Square. The most famous local pub is the Grapes, which is owned by sir Ian McKellen (you can see Gandalf's staff behind the bar!)
Now about me! I am from Milan, where I studied economics and now I am an economist at the Bank of England. But I do not enjoy only economics: I am indeed a big foodie and wine lover, I love wandering around London looking for nice and interesting spots where I can grab a drink and have some really good food. To compensate for this passion of mine, I run a lot and love a Sunday long one along the canal, all the way to Victoria park. I always say that my love language is cooking for people: so I'd be really happy to occasionally plan some dinners with my future flatmates sharing some good Italian food and wine!
If you think you would be someone who would get on with me, I'd love to have you along for a viewing!
I am looking to host viewings on Sunday the 28th of June and, Sunday 5th of July, so let me know if you’re keen on coming along to see the house! To help me in my selection process, please reply to this ad with answers to the following questions:
1. Can you start paying rent on the 1st of September (moving in can happen any time convenient for you after then!)
2. Are you able to afford the rent & bills (ranging from £140 in summer and £180 in winter per month)
3. Give me a little bio about yourself! I’m looking for someone I’ll get on well with, so it would be great to know a bit about you, your interests and what you’re looking for in a house share.
In addition to the above, there would be some referencing criteria that the new tenants need to meet:
• No CCJs or other adverse credit history
• Satisfactory referencing and credit checks
• Income of at least 3x annual rent to meet referencing affordability levels.
(The landlord will organise this check through a referencing agency and there is no cost to you. We have a great relationship with the landlord who sorts any occasional issues quickly. If you have any questions about the house that I can’t answer she will be very happy to connect with you.)
