Room available from approximately 4th January. The room needs to be thoroughly cleaned and likely repainted.

Hi

We've got a very spacious double bedroom in a friendly three bedroom (No living room) second floor flat.

Cleanliness is very important to us, so the flat is suited to someone with good general/personal hygiene practices. We have a cleaning rota to ensure areas are kept clean and that cleaning is fairly distributed.

You’d live with myself (Lauren, 28) and Rhys (also 28). We are friendly and sociable, but also rather busy. We sometimes spend time together, have a chat and/or wine in the evenings, but are able to respect each others space equally. We also have two cats, Lola and Ava (pictured). They are friendly and affectionate, but can be slightly mischievous naturally. You don't need to be a huge cat fan, or allow them into your room, but you will need to tolerate them in communal areas.

The room is the biggest in the flat and likely the largest you'll see. It comprises two wardrobes, a chest of drawers and a bedside table. We have recently repainted the room which has neutral walls/skirting boards, a large window and wooden floors.

The flat features a modern kitchen, with high quality kitchen appliances, cookware, crockery and glassware. The bathroom is fully tiled and well presented with a good-sized bathtub, shower over bath, wash basin & WC and plenty of storage space for toiletries! The flat as a whole is very clean and well-maintained, we're looking to find someone who is like-minded and will help us to keep it this way.

The building itself is Grade II listed, and whilst it sadly looks a rather shabby from the outside, it gives a lot of space at a great price in a very popular area. It has lift access, a good size courtyard at the back of the building , and balcony access (corridors are balcony style at the back of the building). The building has been sold recently so I’m not particularly familiar with the letting agency at present.

We're conveniently located at the East of zone 1, giving close access to Brick Lane, Tower Hill, Broadgate etc. Transport links are excellent, including Aldgate East Station (District and Hammersmith & City Lines) 5 minutes away. Whitechapel (District, Hammersmith & City lines, and hopefully Crossrail soon) is within 10 minutes walk, and Shadwell (overground and DLR)/Aldgate (Metropolitan and circle lines) stations are approximately 10 minutes walk. The bus links are probably good as we're <25m from Commercial road, and Uber pickup times are fab. We have two small Tesco stores and a Sainsbury's Local within 5 minutes walk, a Sainsbury's Superstore within 10 mins and there is a Waitrose Superstore a 20 minute walk away.

No smoking indoors and no couples please.

There's no deposit to pay*, but we're looking for a clean and tidy individual who treats the property and furnishings as if they were their own.
The most recent flat mate has accumulated a lot of arrears that we had to cover, so we’ll ask for first and last months’ rent upon moving in to avoid us being in the same position again in the future.
