We are south of Leyton tube station near the East Village (10 min walk) and Westfield Stratford (15 mins walk). Hackney Wick and Victoria Park are both within 30 mins walk from the house.

1. A large 5.28m x 3.76m room with two velux skylights and a window facing the back garden. It has a small fitted wardrobe and bookcase, eaves storage and comes either furnished or unfurnished. The room is carpeted and was recently painted in off white.
2. A smaller 2.13m x 2.95m room with one window overlooking the back garden. The room will come unfurnished and would make a great office or workroom for somebody who regularly works from home. The room is carpeted and will be painted in off white before the move in date.
3. A shower room with black floor tiles, white wall tiles and blue painted walls. There is a small window and extractor for ventilation. The shower room has a large shower, sink, toilet, mirror, towel rail and storage shelves.
The house is spacious with a large living room and dining room, kitchen and breakfast nook, laundry room and downstairs toilet. The living room has a working log burner for cozy winter evenings in. . We have a lovely garden and a shed which we use for storing bikes and gardening utensils. The house is detached and we have side return access to the garden.

£1400 per calendar month for the two rooms, shower room and communal areas.
This figure is inclusive of rent, council tax, utilities, broadband, communal Sky TV, a fortnightly cleaner, garden maintenance cost and collective household bits (loo roll, laundry products, cleaning products, hand soap and various kitchen cooking ingredients).
The security deposit is £750 and will be kept in a Government recommended tenancy deposit safety scheme. We require two references, one from your previous landlord.

We are looking for a friendly professional aged 28 – 45 years old to share our lovely home. We are currently also advertising for one other person to rent a db bedroom in the house - see separate advert. .
After many years of renting and house shares, we were lucky enough to buy the house in October 2023. We are looking for people who are tidy, respectful of the house and are happy to catch up, watch the odd movie and join us for dinner.
