A live in landlord in a four bedroom terraced house approx. 3 minute walk to East Ham stn (property located on Gladstone Avenue e12 6nr).

The total number of occupants will be three. YOU WILL NOT BE SHARING YOUR ROOM. Therefore, will be spacious and no long queues for the bathroom in the mornings!!

The room will be for single occupancy only not shared!

Double Room 1 - Myself (landlord)
Double Room 2 - taken
Double Room 3 - vacant
Double Room 4 - spare room, an office setup (monitor docking station etc) - ideal for working from home.

The house has been completely renovated and all rooms have gas central heating + the living room has a gas fire. Property is very secure with Nest security cameras both externally and internally (in communal areas only). Along with Nest smoke and carbon monoxide detectors in all rooms (minus bathroom + kitchen).

Double Bedroom,
This comes fully furnished, (renovated in August 2024 including new carpets) a Tempur bed, and fresh bed linen. You will also have your own electric air purifier and heater.

Main Bathroom & Wetroom
Access to bathroom (with bath + shower) on the first floor as well a separate shower room (wet room - completely renovated this month (May 2025)) on ground floor (with underfloor heating). An electric water pump has been installed to insure the water pressure is high at all times and also has a water softner machine.

Kitchen/Dining Room
A large size kitchen/dining area with modern Neff electrical appliances (including a Bosch washing machine and Samsung tumble dryer). The entire kitchen/dining area has underfloor heating. If you are a fan of coffee you will also have access to a top of the range of coffee maker (Delonghi bean to cup).

Living Room
Lodgers will also be allowed to use the living room which is equipped with 50 Inch plasma screen, 4K DVD player, Sky Q and home cinema surround (including Dolby Atmos speakers). Very cosy especially in the winter months.

Office
There is also a separate office which can be used if you prefer to WFH.

Broadband
You will have access to high speed wifi broadband (speed is approx 300 -400mbs)

Garden
You also have access to the garden which is great in the summer

All bills included (utilities, broadband and council tax).

The occupant will need to be a professional. Be able to converse in English.

The current occupants are landlord (male 47y/o professional, works in the public sector Foreign Commonwealth & Development Office) and one lodger (female 26 y/o also a professional - finance). ideally would like someone to move in ASAP

Whilst the rental income is important but just as important is that we are all able to get along with each other and keep the communal areas very clean.

We are friendly, sociable and I like to relax, occasionally with a glass of wine. Love to binge on boxsets and going to gym.
