We're ideally looking for a female tenant to keep a nice balance in the house (currently 1 girl and 1 male however, one other room is also available to rent - see below. Warm, communal vibes guaranteed!

The Location: Situated on a quiet, friendly street in a safe neighbourhood, the house is just a 3–5 minute walk from Upton Park Tube (Zone 3). Canning Town (Elizabeth Line) is 20 mins walk or 10 mins bus ride. Liverpool Street is around 15 minutes and Oxford Circus around 25. Prefer cycling? You're right on the cycle superhighway (A11), and Stratford is a 10-minute ride along the Greenway — a traffic-free, level cycle path. Several housemates already cycle and there's secure bike storage in the garden shed. The area is a quite, family orientated location and whilst not Kensington, its safe and easy to get to - I have lived here with my wife and loved the area.

🛏️ Your Room
A lovely bright single room on the first floor (last room in the video clip), overlooking the street. Carefully furnished with a solid timber-frame bed (with handy storage drawers underneath), wardrobe, wall-mounted desk, shelves, and clothes hangers. Everything you need, nothing you don't. However, this is a small but cosy single room.

🏠 The House
This stunning Edwardian home has been fully renovated from top to bottom, while retaining its original character and charm. Warm, welcoming, and well maintained.

Shared spaces include a cosy living room with a 42" TV, a well-equipped kitchen with gas hob, electric oven, fridge freezer, and microwave, a bathroom upstairs, and a lovely back garden where current tenants are growing their own plants and vegetables 🌱. There's also a new washer/dryer and unlimited hot water via gas central heating. On-street parking is available by permit.

All Bills Included: Gas, electricity, water, council tax, TV licence, and TV — plus unlimited super-fast Sky fibre broadband. No nasty surprises. Please note bills are subject to a fair usage policy; working from home extensively may involve a small adjustment to cover additional energy costs.

Your Future Housemates: You'd be joining three friendly, career-focused professionals who've made this house a real home. JB works in learning support, Jake is a performing artist and also works in hospitality, Rebecca is a Kiwi girl, currently studying Public Health and also works in hospitality (she is leaving shortly and this is her room) — and all are sociable, clean, respectful, and genuinely lovely to live with. This is a communal, caring houseshare, and the existing tenants will have a say in who joins — so chemistry matters!

The property is privately managed by myself John — an experienced, accredited and licensed landlord with no hidden fees. Any issues are dealt with promptly. Your lease will be professionally drafted and your deposit fully protected with a government-backed scheme.
