Hello and thank you for looking at my ad!

This will be a lodger arrangement, all bills included, with the kitchen and living room free for you to use. No smoking inside the house or couples are permitted. I (the homeowner, 35) live in the flat too with my cat, Chanel (joint homeowner, 4). Ideally you will meed to be ok with cats! Chanel is very inquisitive and though you do not need to care for her in any way, she will be hard to avoid :) A bit about me: I’m a florist and I have a 9-5 working in the legal team of a housing association.

As it is a lodger arrangement, I am not asking for a deposit, but please be mindful that this is my home and take care of it as you would your own. Once you have agreed to stay and we have signed a lodgers agreement, I will be asking for a £500 payment to hold the room. This will be deducted from your first rent payment, so not a deposit as such, just a holding fee. You will not be tied to any term and can leave with 2 weeks notice.

Women preferred please, Chanel is not comfortable living with men.

The double bedroom is furnished with an armchair, bed, clothing rail and a chest of drawers. There are also pillows and a duvet. Anything extra you see in the room pics are from the previous lodger, sorry!

There are two toilets in the flat. The bath/shower is shared. The kitchen comes with a microwave, air fryer, coffee grinder, induction cooker, ice cream maker. fridge/freezer and dishwasher/dryer. You can use all plates, cups, pots etc as there wouldn't be space for extra. We have a large wrap around terrace. The living room has a 50" tv with a fire stick and streaming apps. Wi-Fi is fast. The building has a concierge for parcels and a small gym.

I'm chilled out and friendly but I will leave you to do your own thing. I have friends or my partner over on occasion and you are very welcome to do the same - we just need to both respect common areas, which means we keep them clean and keep the noise down. We have a cleaner that comes 2x a month. Ideally I'm looking for someone who doesn't have loads of stuff as the flat is fully furnished already. Theres space for you to bring another chest of drawers or something similar if needed.

I work from home in the living room 2 times a week so if you need to as well there is space for you to buy a desk/chair setup in your bedroom. I don't mind someone who mostly WFH.

East India and Canning Town stations are about 10 mins walk away. There are also bus links all around. No parking space is available. Its a great location for getting into Canary Wharf and Central London.

I will not be conducting video viewings.
