Hello! We are looking for a fourth person to join our new home that we have just signed on after once again navigating the hellish rental market 🏡😱

We're 3 young professionals/recent graduates; I'm Emilio (Leo is fine, he/they), I work full time in luxury retail and freelance public health consultancy. Noah (he/him) is 25 working in audit, and Hanna (she/her) is 23 working in film and as a bookseller. We met in freshers week 4 years ago (😳) and have been renting in London since! We're vv clean/tidy, considerate, and super social but also enjoy our down time. We love chilling at home or at the pub and getting coffee and charity shopping on our days off, but also have the occasional night out when we know the music will be good. Hanna is passionate about books and film, I'm passionate about transgender healthcare advocacy and illustration, and Noah's passionate about music and tech. Noah and I also love climbing and running. We're all queer, so someone who is queer or queer-friendly is definitely preferred.

The house itself is big and beautiful with lovely wood features - we're super lucky to have it! We've viewed the property twice and are set to move in on the 29th so looking for someone to join us as soon as possible. There's a large living space (dining room will be a bedroom), bright garden, 2 bathrooms (one being huge!) and an eat-in kitchen with 2 fridges and a washing machine. There's also a cellar for storage and the room itself faces the quiet garden and gets light all day. The room that's available is the smallest (2.79 x 2.67m) but is a double with room for a wardrobe, bedside table, desk, etc. It will be furnished with a double bed, wardrobe, and a new carpet upon move-in.

The property is in zone 2/3. It's a 10-minute walk from Plaistow station (District and Hammersmith and City), and a 20-minute walk to West Ham (District, DLR, Jubilee) and Stratford (Central, Jubilee, Overground). It's also right opposite West Ham park.

Property is through an agency - tenant must pass Foxtons referencing checks and be prepared to pay their share of the security deposit (refundable at end of tenancy) and contract addition fee which is £901 total.

We have signed a 2-year contract however there is flexibility, changeover fee is £50.
