Description

Rent and bills: Market rate for this room is £1100pcm including bills (council tax, water, electricity, WiFi, TV licence, weekly cleaning) but I'd prefer to offer it at a much lower rate in exchange for help caring for my dog Winnie, as is my arrangement with my current flatmate. We'd need to work out directly what makes sense for the level of help you'd like to offer but for example the discounted rate could be around £700pcm inclusive of bills. This could be available for someone who worked from home Monday-Friday, would like to walk Winnie on their lunch break, and occasionally look after her evenings or some of the weekend.

Tenancy: This is a lodger's agreement. My dad owns the apartment but I would be acting as live in landlord. The room is available from the 22nd of April as, sadly for me but excitingly for them, my beloved housemate is moving to Berlin. Currently the agreement set up is an indefinite term with one month notice period for both parties. My preference is to find a good fit with someone who would like to stay long term.

Benefits + references etc: I'm currently unclear on the barriers to accepting benefits but I imagine we would be able to, may just take some discussion. References, credit check, etc not required.

Deposit: one month’s rent

Accessibility info: There is a heavy gate into the building. The apartment is on the third floor, there is a lift though it is unfortunately occasionally out of service and is not always fixed that quickly. There are 54 steps when taking the stairs. Your shower has a raised basin so there is one step into it. There are no other steps inside the apartment. There is an intercom. It is not a fragrance free household.

The room: it's a large double with en suite shower. The room is currently furnished with a king size bed, two large wardrobes, some kalax shelves, a work from home set up including a corner desk, desk chair and monitor. There's a large cupboard in your bathroom. My current flatmate has the room set up with the bed against the wall as that's how they prefer it but there's plenty of space for it to be in the middle of the room; this is how the previous occupant had it.

The flat: There's a small, neglected balcony and open plan living space. There's a dishwasher, washing machine, and tumble dryer, and you have your own fridge and freezer. There's plenty of storage in the kitchen and around the flat.

The building: There’s room to store a bike locked on the walkway outside our flat. The building has locked gates and a concierge/security team Monday-Saturday so this is reasonably secure but if you were nervous you could keep your bike on the balcony or we could look at a way for you to store it inside. There is a shared outdoor space for the building, garden is perhaps a generous word but there's a path with some benches and maintained plants by the canal. The building has quite a nice community and I’m friendly with a number of neighbours, particularly the other dog owners.

The area: Our flat is on Fish Island, Hackney Wick. We're currently 10 mins walk from Hackney Wick station but this will be back down to 7 mins in July when the bridge next to us is finished. We're 20 minutes walk from Stratford. My favourite local spots are Tuck Shop for a weekend morning chai and pastry, and bougie groceries -we're very friendly with most of the team there - and Refill Therapy for pantry and household refills which honestly I find a lot of fun. There's a Sainsbury's near Hackney Wick station but nowhere I find convenient for big grocery shops so I prefer to do occasional deliveries and have a good system for splitting these with housemates.

About me: Alex (they/she) 28, queer, a nanny. I like to cook, bake, read, swim, watch TV (often in a binging capacity) and films, and spend ridiculous amounts of time in the bath. I love to go to the flower market every couple of Sundays and have my friends over for dinners and want to live with someone who enjoys a similar pace of life. I'm on the messy side so while I do try to be considerate of this and we have a weekly cleaner, people who are very affected by mess or clutter in their environment would not be well suited to live here. I'm a vegetarian but would be okay with living with a meat eater.

About the dog: Winnie is perhaps the cuddliest dog ever, she is so loving, however a little yappy. She's a 6 year old toy poodle cross and the definition of a lap dog. She doesn't like to be left home alone so, as I work out of the house, our ideal flatmate would be someone who works mostly from home and would be happy to have her hanging out while you do so. The discount to the rent I could offer for help with her care would depend on if you also wanted to give her a lunchtime walk, how often you needed to work out of the house and we send her to daycare instead etc., let's discuss!

Who we'd like to live with:
-a queer woman or non binary person
someone who works from home at least 4 days a week but I'd likely show preference for people who WFH 5 days
- a dog lover - you could have your own! (No cats I’m afraid, I’m allergic)
- a great communicator who's into a cosy and pretty wholesome lifestyle
- someone who can tolerate a little mess
