Hello!



We’re looking to fill a single room in our lovely three-bed house, available for long-term let from 2 June 2026. Our housemate Genki (Japanese, Chopin-loving) is moving to a new place after five years (it has two grand pianos apparently).



Logistics:

Looking for a tidy, sociable, respectful, fun, and considerate individual who wants to be a part of and contribute to a happy, friendly, and relaxing household

Room is partially furnished, has an iron-style double bed, Persian rug, curtains, vintage radiator, and shelves etc. - plus plenty of other storage throughout the house you'd be welcome to use, including in the shed for non-valuables and a bike

No smoking inside please

£799 per month (paid in advance) plus most bills, and a month’s rent for deposit (I’ve never had to withhold any part of anybody’s deposit).



Current household:

You'll be living with two friendly, single, professional guys (one from Ireland who’s been in the flat for about six months, and one from Oldham who’s been here for about seven years)

Housemates work a range of schedules but keep the place quiet and clean, cooking-in and going out together now and then, as diaries allow. There was even a house holiday to Seville recently! People have friends/family over from time to time and either invite each other to join in activities or request a bit of space e. g. “do you want to join for dinner, my mum’s staying this weekend”, or “can I shotgun the kitchen tomorrow for a date”. It’s a sociable household, people regularly cook together, watch Netflix and hang out, or have room doors generally open

Not too much noise late on a school night if possible. We like to clean up after ourselves and clean/cook for others. We try to be considerate and sociable grown-ups, and not afraid of telling each other if things are bothering us – no post-its!

I (Louis) the live-out landlord am nearby in Walthamstow, and readily available with any quick support or communication required. I bought and lived in the house for five years so it feels like a cosy home and I’m proud of how long people tend to stay (and I tend to stay in touch with them).

Comfortable 3-bed ex-local maisonette over ground and 1st floors, with spacious storage cupboards

Entire flat was completely renovated in 2014 to a high standard, vintage radiators, underfloor heating, dimmer switches etc.

3 bedrooms and one full bathroom (incl. oversized bath/shower) on upstairs level. One small bathroom, living room, and kitchen on the main floor - perks include Rangemaster double oven, dishwasher, washing machine, oak worktops, slate floors etc.

Private and enclosed garden, mature plants, patio, gas BBQ, 6-seater metal patio set/brolly, herbs, compost, and shed/beach-hut for storage

Living room includes big smart TV (Netflix included in rent), large sectional couch that converts to a 3-person (!) bed if need be, piano, coffee table, bookshelves, art, antiques, and an all-round cosy vibe

Secure double-door entrances either through garden (private to the flat) or via main building entrance

3-way split of costs for gas, electricity, council tax, landline, super high-speed fibre broadband, shared consumables (food, cleaning products, toilet paper etc.).



Neighbourhood:

10 mins walk from Mile End station (Central Line, District, Hammersmith & City), 14 from Bethnal Green, by the junction of Roman/Grove roads

The area's a nice mix of still feeling proper East End but changing quickly

Excellent local pubs, coffee shops, restaurants, markets, and supermarkets

(Amazing) Victoria Park is 2 min walk and perfect for walks, runs, brunch etc., the canal/Mile End Park even less

Neighbours are friendly (families, older couples, and students). It feels safe and is well-lit, with all new locks, a double door entry system, and two different entrances.
