Hi! I'm moving out of my lovely house in Clapton and I'm looking for someone to move in in Mid-Jan/Feb!
The flat is a 4-bed. Rent is 858.50 not including bills (these tend to be around 70/80 a month with a slight increase in winter) While the other flatmates are all postgrad students (2 tenants, Mo and Eloisa, are part-time students), everyone pays council tax (we're Council Tax Band B)
You would be taking over my lease (from Jan to August/September, as we recently signed a new one in August) however you would be formally named in an “aside” to our tenancy agreement so wouldn’t be subletting!
The flat is split over 3 levels and has a living room and separate kitchen as well as two bathrooms. We also have a balcony on the top floor.
The room is cosy, but fits a double bed, desk, little chest of drawers and rail for clothes. There's also a small in-built shelf!
The area is safe and is a two minute walk to Chatsworth Road which has a lots of lovely cafes and shops as well as a market on Sundays. London Fields, Dalston and Stoke Newington are all a short bus/cycle ride away. We are also 5 minutes down the road from Castle Cinema and are close to lots of green spaces such as millfields park, Victoria park and hackney marshes. The closest stations are Hackney Central and Homerton, both just a 10 minute walk away, as well as Hackney downs which is 15 mins away. There’s plenty of food shops around and the biggest one is in Hackney Central which is a tesco superstore.

You’ll be living with Imogen, Maddie and Eloisa who are aged 24-26.
Maddie is a second year PhD student at UCL.
Eloisa is in her second year of studying a masters part-time at Goldsmiths and works at a cafe on the side.
Mo is also studying a masters part time at UCL and is in their second year. They also work at the same cafe as Eloisa and do volunteering on the side for London Wildlife.
We’ve become really good friends since living together so do a lot of stuff together as a flat. We like going to gigs/events, charity shopping, going to the cinema and our local sauna and getting out into nature. We also enjoy doing yoga, exercise and cycling as well as cooking together and regularly watch tv together in the evening as a flat.
The block is split into 3 flats but currently there’s just us and the flat below as the bottom one is being renovated. We’ve been good mates with all our neighbours since the beginning as we are all under the same landlord and regularly do stuff together like going to the pub and had a bbq in the summer when the bottom flat still lived there as well. We also have a group chat together so the block feels very welcoming and communal which we feel very lucky to have.
We are ideally looking for someone who would like to do stuff as a flat to take my place, as we do a lot of stuff together. Cleanliness and keeping the communal areas tidy is also very important to us so looking for someone who values this as well. A female flatmate is also preferred but not a deal-breaker! The flat is also queer/LGBTQ+ friendly!
