Hello! I'm Bridie and I'm looking for someone to share my flat in E6.

ROOM DETAILS 🛌
The room is at the back of the flat overlooking the garden. It comes furnished with a brand new kingsize, ash wood bed frame and an Emma Original kingsize mattress, as well as solid oak wardrobes with sensor lighting and drawer units. There is plenty of space in the room for a desk if you work from home. I am open to you repainting the room if you want to change the vibe as well as you hanging paintings etc. to make the space your own.

FLAT DETAILS 🏡
The flat is a 1930’s end of terrace. The bathroom (installed in 2022) has a rain shower and underfloor heating, and there is a newish combi-boiler (also installed in 2022) so showers are endlessly hot. There is a sunny south-facing garden, a basement, and a garage, so plenty of storage space for bikes/other stuff you don't want to keep in your room. There is also an ADT security alarm system and 24/7 CCTV around the property. If you have a car, you can apply for a resident’s parking permit (I have a car but park it on the driveway so don’t need the permit). The neighbours upstairs and next door are lovely people.

AREA INFO 📍
The flat is in E6, bordering Plaistow and East Ham. The closest tube station is Upton Park on the district line which is a 10-minute walk or 5-minute bus journey from the flat. From Upton Park station it’s 15-minutes to central London (Liverpool St). The jubilee line is easily accessible from Canning Town station which is a 10-minute bus journey.

Local stuff:
* 🌳 Central Park is 5 minutes’ walk away. It has a great café/bakery (Central Park Cafe) which also does delicious pop up supper clubs.
* 🍺 The Boleyn Tavern, a beautifully restored Victorian pub, is a few minutes’ walk away and they do drag brunches and a great Sunday roast.
* 🍷 Slightly further afield (10-15 minutes’ walk) are The Red Lion and The Denmark Arms which are also decent pubs.
* 🍽️ East Ham has lots of excellent and affordable South Asian restaurants such as Udaya Kerala.
* 🍞 There is a Tesco Express 2 mins’ walk from the flat.
* 🍁 Wanstead Flats are not far away for long walks
* 🥦 For big supermarkets, Westfield Stratford (Waitrose & M&S) is a 15-minute drive and there is a retail park with a Sainsbury's, Asda and LIDL 10-minutes' drive away.

ABOUT US (THE CURRENT HOUSEHOLD)
I’m Bridie (she/her), a 35 y/o queer woman, currently in my final year of studying a doctorate in clinical psychology and working for the NHS. I work/study from home a couple of days a week in my home office (separate to the communal space in the flat). When I’m not working I’m usually hanging out with my partner, going to queer parties/events with pals or having a bubble bath. I am a big fan of candles and incense.

🐈 Ophelia the Maine Coon (she/her) is 5 years old and very playful. She loves chin rubs, double cream, and knocking things off shelves.

ABOUT YOU (IDEAL HOUSEMATE)
You’re kind, chilled, considerate, a fan of cats, and looking for a lovely cosy home to rest and recharge in. You want to live with someone who you gel with but you’re also keen to respect others’ space. Extra points if you’re a plant lover who’s better at keeping them alive than me.

COSTS 💰
The room is £895 per calendar month plus bills. which will come to between £80pcm - £150pcm per person depending on season/energy usage. Council tax is band B. The deposit is 1 month's rent, £895.

BENEFITS & REFERENCES
Universal credit/other benefits are welcomed. Basic reference checks will be undertaken (e. g. proof of employment/benefit income and a couple of referees who can confirm you are a good egg).

ACCESS INFO ℹ️
The property is a ground floor flat. There is one large step at the entrance to the property and two steps within the flat which separate the living area and hallway (which leads to the bedrooms). There is one small step at the back door to access the garden.
