A large, bright (three windows), fully-furnished room on the 2nd floor of an end-of-terrace Victorian house. Storage within the room comprises a chest of drawers, a built-in wardrobe, and several shelves (fixed and free-standing). A built-in oak desk overlooks the garden. (There is also limited storage space in the dry cellar.)

All bills are included.

There is broadband, and cable TV in the shared sitting room - Radios 3 & 4 are ever present though.

There is an 80ft garden which, while far from "immaculate", is eminently usable, even if it is a tad overgrown. It is currently being "renovated", slowly!

There is a spare room, available for occasional use, free of charge, by friends or family of tenants. (This room could be used until the advertised room becomes available on 1 Feb.)

There is secure, out-of-sight, covered bicycle "parking" including wall anchors and locks.

Forest Gate is on the Elizabeth Line (convenient for Heathrow).
Wanstead Flats is 2 minutes walk from the house.

I'm looking for someone who will be respectful of the house and neighbours - possibly more suited to a working professional, or a mature student who would like a quiet place to study or work.
