All bills included : this inclusive cost covers all amenities of gas central heating, electricity, water, & superfast fibre WiFi, all managed by the owner as the Studio with its private entrance is an independent annex of the artists’ house, and can include access to the garden by arrangement.

If you are looking for either short or longer term accommodation - the Studio makes for beautifully easy modern city living as it’s fully equipped and benefits from the privacy of its own front door.

KITCHEN:
The kitchenette is very well organised and equipped for walk-in living - with pans, crockery, cutlery and utensils all in place ( if required can be removed ), Nespresso coffee maker available.

Microwave Oven, 4 Ring Halogen Hob with Extractor fan, new Toaster & fast boil glass Kettle, built in Fridge, Washer-Dryer as well as clothes airer. Steamery hand-held clothes steamer.

Furnishings are new and the Studio is very well planned with built in shelving/cupboards in birch ply. New Mattress + new cotton percale mattress protector.
WetRoom & Kitchen updated in depth Sept 2025 including new Grohe taps & shower head.

LOCATION:
The Studio is set back making it very private, quiet & has great views over open green space. The common with its wildlife pond is a priceless match to a busy London life.

THE STUDIO:
- Double glazed glass front door is access for Studio alone, & it is private & beautifully organised space designed by award winning architects Studio Polpo; one complete end of the space is glass.
- Storage / Shelving is in furniture grade Birch Ply & built-in throughout.
- Chest of drawers & Habitat designer clothes hanging rail with built in shelf
- Wardrobe built into the wall of the Studio and is cleverly concealed completely into the fabric of the space
- Built in shelving maximises the space.

Wide opaque double glazed ceiling to floor side window which allows morning light to flood in, alongside the glass front door and its top opening window. Both have high quality sheer blind ( light gets in but the world is excluded!) and black out blinds for greater privacy in day and night.

Floors complement in dark grey slate throughout with a new Habitat runner rug creating a warm feel underfoot.

Comfortable wide *single bed 900mm with quality mattress, has storage built in with a hydraulic lift mechanism for ease, turning the bed easily into a daybed for Studio living with neutral cushions. *a new DOUBLE Day Bed can be installed before rental period begins by arrangement.
This Studio is the perfect place for relaxed one person living as it is so well planned out.

An extendable table adds a splash of vibrant orange colour with beech chairs for dining, a yellow swivel chair too for home working, and a very comfortable designer linen easy chair for relaxation.

FireBlanket/extinguisher provided; Doors all Fire Standard with safety fire seals. Smoke Alarm & first aid kit.

ENSUITE :
The ensuite wetroom has a new full length mirrored wall on one whole side, unique hand-made italian soft orangey-melon translucent resin tiles on two others, a new Grohe power shower and a stainless steel and glass suite again with new mixer tap, a stainless steel designer toilet & clear perspex seat.
Built in birch ply shelving makes for generous access to toiletries & cosmetics.
With both a new extra quiet extractor fan and a velux roof light, ventilation is excellent making it a luxurious space.
The space has been newly reset with grout and silicone in September 2025. Two new squeegees are provided to ensure easy maintenance.

HEATING & LIGHTING :
Down lighters on dimmers illuminate throughout Studio, and the space is both calm and enjoyable to be in, also with added atmospheric lighting.

Good insulation makes the Studio cool in the summer and warm in the winter; the Studio heating stat/zone controls allows personal adjustments to gas central heating to the Studio user and hot water is on demand.

Excellent ventilation with airflow throughout front to back because of the windows.

The owner is easy going, helpful and attends to any requests quickly.

CLEANING: A cleaner will need access to the Studio once every two weeks, in the interim there is a complete Muji cleaning system provided for simple cleaning by you & a stick hoover/mop.

On Street PARKING in vicinity is chargeable on a very limited basis only through a voucher system.

Look out for cafe / bars too off Avenue Rd - - Rambles Cafe & Fiore Truck ( award winning pasta & bar ) in Forest Gate.
