Double room available on cute Hackney street

We are Kat, Bex + Ben, three professionals living in a nice little flat in London E8. Our fourth housemate is moving back to New York, so we have one double room available towards the end of August.
Bonus housemate: Bao the 5 month old kitten (very playful and sweet lil guy!)

We work in photography/fashion, film/tv + science. We all get on well but also have our own lives so are in and out of the house a fair bit. Whenever we find the time we'll usually hang out in the kitchen with a glass of wine.

No shared living room, but we are working on clearing out the garden for extra space and to host some summer BBQs/garden parties.

There's a small bathroom w/ toilet + sink near the kitchen, and a full bathroom with toilet upstairs.

Kitchen comes fully equipped with knives, pans, baking EQ, huge spice rack with shared spices, all the usual kitchen appliances plus a dishwasher. (rarely used but great after dinner parties!)
I would say maybe bring some extra plates as we are currently all just using our own.

No bike storage but we have railings outside the house that we usually lock bikes to.

Room is technically unfurnished but current housemate is open to selling the furniture! Let us know.

We are pretty clean and tidy, but we also have a cleaner who comes once every two weeks to do the common areas. Looking for someone who will respect the space and keep things tidy and looking nice.

This is a super cute street mostly full of families/older residents so not really a party house. Really amazing pub (The Prince George) less than 30 secs from the house, and the area is super well connected if you want to get into the city or chill in London Fields.

To keep track of bills we use Splitwise.
Gas + electric - Approx £25 each per month so far during summer, will be more in winter
Broadband - Currently £11ish each, may go up after a year
Water - Around £10 a month but not too sure yet as bill won't come til Oct
Cleaner - £15 a month (£7.50 every two weeks)
