Two of our lovely housemates are moving out, and we're looking for some people to take their place. We live in a shared house in Dalston, very close to Dalston Junction and Hackney Downs overgrounds, and near to London Fields. It's a great location, and we're also lucky to have a garden, and a cat! (One tenant owns the cat and pays for everything needed for him, but he loves getting fuss from everyone).

We are all in our 30s with busy jobs and lives, and are looking for considerate people around the same age, who are clean and respectful of shared spaces, and value clear communication. This is not a party house - we like a glass of wine together some evenings, and dinner together in the garden on occasion, but we also like our own space and that our home is somewhere to relax.

Room One:
Rent: £748
Bills: £137
Deposit: £645
Size: Double
Furniture Included: Wardrobes, Desk, Desk Chair, Bedside Table, Shelves (room can be unfurnished if preferred)
**Note - Bed is not included - you’re welcome to order a new one to the house before your move in date**

To be paid to current tenant before 1st October post referencing to secure your place: £1058
This covers the rent and bills from 2nd October to 15th October and the deposit.

Room Two:
Rent: £567
Bills: £137
Deposit: £500
Size: Single
Furniture Included: Double Bed, Bookcase, Clothing Rail (room can be unfurnished if preferred)
There isn't space in the single room for a desk, but it's possible to comfortably put a desk on a nearby landing if needed.

This covers the rent and bills from 2nd October to 15th October and the deposit.

Here are a few practical things you should know:

Rent + Bills:
These are due by the 15th of the month for the following month - we all pay into one joint account as the full property is on a single tenancy agreement, we can show you the breakdown when you come to view the property if you’re interested

Bills are split equally and include - Water, Gas, Electricity, Internet, Council Tax, TV Licence and Toilet Paper

Rent is divided between the 5 bedrooms based on the size of the bedroom (1 large, 3 medium, 1 small)

House Bits:
Everyone has their own shelves in the kitchen and we share 2 fridges

Plates, cutlery, pots, pans, glasses etc. are communal

We have house cleaning stuff and kitchen basics like oil, salt, pepper etc. - we use Splitwise to keep track of what we’re spending and balance these between us - typically £5-£10 a month

Landlord:
Private landlord with a few properties around Hackney
Generally leaves us to it but is quick to respond when we have issues
He will ask for references to be provided before your place can be confirmed
