We’re doing viewings this weekend (don’t delay!) for a double room in London Fields, Hackney, which will be available from 1st November. It’s an amazing deal and a great location, £560/month + bills (around £90/month extra, so roughly £650/month all-in). The deposit is £646. Please note that there will be strict reference checks (see below).
You will be living with Sam (38, non-binary, artist and game developer) and Emma (41, queer woman, writer/facilitator). This is a quiet, peaceful flat and it’s really important to us that we find someone who’s looking for the same. Some non-obtrusive working from home is ok, but no client visits to the flat. LGBTQIA+ welcome. Neither of us drink in the flat, and we’re looking for someone who is a non-smoker, and at least sober-friendly. Whoever moves in should be ok with a cleaning rota.
The room is unfurnished and on the first floor of a maisonette flat. It’s bright and airy and dimensions are roughly 330cm x 280cm, plus a generous 1x1m storage cupboard. The bathroom is next door, and there’s a separate toilet on the same level. Downstairs is a large kitchen with a dining table. There’s no living room, but the neighbourhood is amazing for parks, cafés, and coworking spaces. There’s also a communal garden for the estate that we use sometimes.
To give additional accessibility information, there are 28 steps up to the front door of the flat, and a further 14 steps inside the flat (with a hand rail) leading up to the room. There’s a telecom system by the front door for buzzing people in.
You will need to pass the following reference checks:
- Valid original passport (and visa/share code for right to rent if applicable)
- Document with your national insurance number (payslips, p45, NI card or any other documents)
- Last 3 months detailed bank statements
- Last 3 months payslips
- Employers details (name, number and email address of manager / supervisor or HR department)
- Current landlords/agency's details (name, number and email address), and present address
This will be for an initial 6 month contract with a rent review at the end of April. We’d then expect to get a new 12 month contract.
