The flat will be available 15th of November . Viewings will will be held during the weekdays with some during the day at the weekends depending on availability.

-Your Room-
The room is unfurnished but comes with large fitted wardrobes. It’s a large double with room for a double/king-sized bed, chest of drawers, large desk etc. The room is west facing, with large windows, so it gets lots of natural light in the afternoon/evenings. It’s such a beautiful sunny space, that I will miss a lot. Excluding the little entryway the room is about 4.10 x 3.44m.

-The Property-
It’s a 3-Bed flat on the second floor (4 short flights of stairs up) of the building. It’s a split level flat; downstairs has one en-suite bedroom, kitchen/living and utility room. Your room is upstairs along with another room and a bathroom with a separate shower and a bathtub. You’ll be sharing the bathroom with one other person. The living room/kitchen is a great space with lots of light. There are fitted cupboards, a fridge/freezer, dishwasher and an island/breakfast bar.
The couches in the living room are staying in the flat when you move in. There is a communal courtyard downstairs which is nice to chill in when the weather is nice. There’s also a small access controlled bike shed and some open bike racks inside the compound.

-The Flatmates-
You’ll be living with Sade (31) from the Jamaican /Nigerian and Johanna (31) from France/Niger/Cameron. Sade works from home 3-4 days/week and Johanna works from home occasionally. The flat has a very chilled vibe, everyone is friendly, happy to eat dinner together if we're all around, or watch a film, but we're respectful of space and we each have our own lives outside the flat.

-Location-
The flat is in a great location, just under ten minutes off Kingsland Road High Street where you can find everything you need - food shops, the Rio cinema, restaurants, bars. There's also an Argos on Sandringham Road just off the high street. The biggest grocery shop is the Sainsbury’s in Kingsland Shopping centre, where you can also find a Holland & Barrett and an Aldi Local.
Stoke Newington Church Street and Hackney Central are also around 20/25 minutes away. Lots of buses run along Kingsland Road too; 149, 243 and 76. The flat is also close to various Overground stations which can get you around London:

-- Hackney Downs (15 minutes)
-- Dalston Kingsland (10 minutes)
-- Dalston Junction (15 minutes)

-Rent & Contract-

The rent will be £912 + bills. So it will be around £1034/month. The security deposit is £884.33 and it's paid to me (the outgoing tenant), and the name will be changed on the deposit certificate by the landlord.
The landlord will require the usual checks; references and right to rent, proof of income/employment etc.
