We’re looking for a new flatmate to move in from 1st February.

Please note that the landlord’s referencing process requires tenants to be working professionals with a steady income.

💷 Rent & bills
The rent for the room is £1,137, plus £160 for bills — £1,297 per month total.
This covers electricity, heating, water, council tax (we are Council Tax Band E) and broadband, all organised by one of the existing flatmates. Bills may go up slightly in the winter months. (We also currently have a cleaner attend fortnightly which is not included in the bills)
The landlord has confirmed that there will be no rent reductions during upcoming building works (see below).

🏠 The flat
It’s a 3-bed, 3-bath, 3-floor apartment with a large private roof terrace overlooking the canal, with open city views.
The flat is bright and spacious, with a big open-plan living area, a well-equipped kitchen and good-sized bedrooms.
The communal areas are fully furnished by the current flatmates. As one person is moving out, there may be a few shared bits to replace over time. We’re looking for someone who’s happy to take a collaborative approach to looking after the flat.
All rooms are south-facing, with floor-to-ceiling windows looking out over the canal.

A good-sized double with:
• Ensuite bathroom - please note this is on the ground floor of the apartment, below the room
• Partly furnished - comes with a wardrobe. Current tenant happy to sell her bed, mattress and chest of drawers for a good price.

⚠️ Upcoming building works
The building is scheduled for external roofing works, with scaffolding expected across the south-facing side of the building, including windows and balconies.
Scaffolding is currently expected to be in place for an extended period (potentially 4-6 months) to fix some parts of the roof. Disruption should be intermittent rather than constant, though exact timings are still being finalised by the managing agents. There is still a chance this may not need to go ahead, but we want to be upfront so anyone moving in can factor this in.

👋 About us
You’d be living with Madeline, who works in advertising, and Cat, who works in music tech. We both work hybrid (some days office, a couple days from home). Cat makes music, and is into films, yoga and exploring local music and cultural scenes. Madeline is also into music and loves trips to the cinema and museums.
We sometimes hang out together, but we have our own routines, and enjoy the flat as a calm place to live. Weekends are relaxed and friends are welcome, but it’s not a party house.
We’re looking for someone clean, easygoing and considerate, who enjoys a warm and peaceful home environment. LGBTQIA+ friendly. No couples or pets, sorry!
