Double room in 3 bedflat for 770 exc bills

Hello, my flatmate is sadly leaving the house in Haggerston from start of October, so we are looking for a new flatmate in our lovely home.

You will be sharing with 2 girls, 31 and 34 years old, one French-Spanish, the other Portuguese. Hopefully if you like girly talks, creative things (styling? photography? literature?), music - you're all we're looking for :) We are (not to oversell ourselves) fun, friendly, clean and tidy. Obvs we do have our own thing going on, but we get together now and then, either for a movie at home, or go out for a meal or drinks in the local area <3

The flat has a kitchen, a living room, 3 double bedrooms, a bathroom with a toilet and another separate toilet. The flat is on the ground floor and all the rooms are upstairs. There's also a small space outside with a little shed and some plant pots to which we have not been paying much attention lately. It's located approx. 4 min walk from Haggerston overground station and 5 min to local buses going towards Liverpool Street.

The room is £770 and excludes bills. Council tax, water, electricity, gas, and internet come up at approx. £120/130 per month. We do a cleaning rota, but we may consider having a bi-weekly cleaner.

The contact is direct with the landlord, which is very helpful, and he fixes things when required. There are no agency fees.
We will be renewing the contract in November for a year, with a 6-month break clause, and then it will become a rolling contract. The landlord will run tenancy checks as part of the process.
