I'm moving back to Australia and looking for someone to replace me in this 3-bed flat by the canal in Haggerston, from mid-January 2026.
(Please read the Requirements section to see if you are able to provide the documents necessary for referencing)
ABOUT THE BUILDING
Perfect location, right by Regent's Canal and less than a 5 min walk to Haggerston Overground station which is super well connected. We're close to grocery stores, loads of bars/restaurants with Kingsland road just a 5 min walk away, and London Fields/Broadway Market/Columbia Road and Vic Park are all just a short walk away too!
ABOUT THE FLAT
The flat is a furnished, 3-bed corner unit on the top/5th floor of a modern and secure building. Facing southwest, the rooms all get so much natural light throughout the day making the flat feel really spacious. There's a decent sized balcony which is amazing for the summer days and watching the sunset.
The kitchen has a dishwasher(!) and an induction hob, we have plenty of shared storage throughout the flat, and there's a secure parking space a bike storage too!
ABOUT YOUR ROOM
The room is a bright, spacious master bedroom with a modern ensuite. It comes furnished with a bed frame (with storage) and mattress and has a large built in wardrobe.
I also have a desk and 2 x bed side tables if you'd like to purchase these off of me.
Rent is £1450 + bills (£100-150pcm on average, council tax band E). There is also a security deposit of £1,500 which is returned at the end of the tenancy/when you leave the flat.

We're looking for someone friendly, down to earth, clean, tidy, and respectful. Someone looking for a home, not just a house, who's happy to have chat and add to the nice atmosphere we've got going.
ABOUT THE CURRENT FLATMATES
You'll be sharing the flat with Ben & Lily. Both young professionals. We met through Spareroom, so while we have our own things going on with active social lives outside of the flat, we also enjoy hanging out in the lounge or going for a coffee/drink every now and then. We're both very respectful of each other’s space and keep the flat clean and tidy.
Lily - I work at an Architecture School in Dalston (in the office most days), plus do some marketing for a media startup on the side and paint/illustrate when I can find the time. I'm a sociable person who loves making the most of all the fun stuff to do in London at weekends. I go to a fair few gigs/a night out from time to time but equally happy spending an evening in cooking and watching a film. I’m pretty active (mostly when I can grab a free class pass trial), plus can’t get enough of park time in the summer, festivals and travel.
Ben - I am Scottish, and have been in London for a few years since moving here for my Masters, now working in sustainability. I'm away in the office most of the week so WFH at most twice a week. I'm part of the Hackney masters swimming squad so I train several times a week in the local pools around the borough (when I hear my alarm..). I'm a sociable person and am often out and about in the evenings/weekends, as well as often being out of London on weekends for travel. Looking forward to welcoming someone new to our cosy flat!
REQUIREMENTS
Our landlord is a property management company so they are pretty thorough with referencing. You would need to provide the following to join the contract:
- Holding deposit of £300 upon acceptance of offer (this will be deducted from the total security deposit of £1,500)
- A reference from your company.
- A reference from your most recent landlord.
- Last three months’ bank statements.
- Last three months’ pay slips (or a letter from your company if you have just joined a new company)
- Proof of address from an official source (HMRC, NHS etc) dated within the last three months
The room is available from mid - late January 2026. The current contract runs through to the end of March 2026. After this, the contract can be renewed if we want to stay (we did this in March this year and it was super simple)!
Sadly no pets or couples!
