Beautiful Double Bedroom in E8

I am looking for a new flatmate for this beautiful 2bed/ 1bath in E8, between Dalston and Stoke Newington starting from the 1st of May, as my current flatmate is leaving London.

I have been living here for 3 years, and from 1st of May with the new Renters regulations it will be a rolling contract, with two months notice, but the residents in the building are staying long term.

The flat came unfurnished so I have been furnishing and decorating since I moved in.
The current flatmate will be taking her bedroom furniture so you will be able to decorate your double bedroom to your taste. The big wardrobe will be staying in your room.

I am 32 and working in fashion, I have been living in London for the past 12years. I work hybrid 4 days from the office with some business travel. I enjoy spending my free time with my friends, or going to yoga and pilates. I am easy going and I'd love someone friendly to live with, and keep the place feeling homey.

Move in: 1st of May
Rent: £1300 per Month excluding bills which are around £100 (maybe £120 in winter)
Deposit: £1300

You will also need to pass the agency checks, which is the standard income and credit checks, and have the right to rent in the UK.
The area is very young, as well as the building, mostly young professionals, with the occasional house party on the weekend. The agency owns the whole building and the whole management and repairs are done quickly in house.
