EC1 - 2 double rooms in a cozy house

Hi,
Sadly two of our housemates are leaving.
We are looking preferably for nice and tidy people.
The house is lovely and pretty big, in total are 4 rooms and 3 toilets on 3 floors.
There are plenty of common areas: a conservatory, a big living room with 2 sofas, a big kitchen with a table and a small courtyard.

The rooms available are two:
1) Big a double room - £900, furnished with a queen bed, desk, wardrobe, and chest of drawer. It is located on the first floor.
2) Small double room - £800, furnished with queen bed and 3 doors wardrobe. It located on the second floor.

On every floor there are 2 rooms and 1 toilet, so you will be sharing the bathroom it with only one person, no matter what room you are interested in.

About us:
At the moment we are 3 guys and 1 girl.
Daniel and I are moving out, the other 2 guys staying are Michael and Pawel, both professional over 30:

Michael is a Russian computer engineer, he loves traveling and is ofter around the world.
Pawel is a Polish painter and decorator, he's a good mate for a glass of wine.

Bills are mostly included (wifi - water) we just pay every 4-month electricity and gas which is never more than £40.
There is also an extra cost of 10 pounds every 2 weeks for the cleaner.
