Hello prospective new flatmate!
My flatmate is leaving the country, so I have a furnished room available.
ROOM & FLAT:
The room is part of a cosy 2 bed flat and comes fully furnished with a double bed with mattress and under bed storage, wardrobe, 2 chests of drawers and hanging rail. The room has a large window and is naturally bright.
The flat is on the third floor (with lift) and overlooks a small communal garden. It has a well-equipped kitchen and a cosy living room with sofas and a dining table, and a small bathroom with shower. The oven doesn't work properly, but we have a small air fryer. All windows have double glazing, everything is electric and quite cheap, and the heating can be regulated in each room.
All common spaces are shared with me, as it would be only the two of us! The flat is small, so we try and be respectful when we’re home. It is a quiet and relaxing space, ideal if you are not interested in having parties or loud gatherings – but happy to host dinners/friends every now and then. If you are looking for a peaceful place to live, away from the hustle and bustle of work and London life, then this is it!
A note on cleanliness - We need the property to remain clean, so whoever moves in must be clean and
considerate, and willing to clean after herself (dishes, counters, wet floor). Ideally, there will be a cleaning rota that we try our best to stick to.


AREA:
The flat is brilliantly connected, just a 10min walk from Angel and Old Street tube stations and close to many bus routes. It is within walking distance from many lovely areas: 15-20min from Barbican Centre and St. Paul’s cathedral, 20min from Shoreditch, 10min from Angel and 25min from Kings Cross.
There is plenty of shops all around the area, including all the main groceries within walking distance - Aldi, Coop, Tesco, Sainsburys, M&S, Waitrose, you name it!


YOU:
I am looking for a friendly female young professional of a similar age (~30-45) who is in search of a long-term accommodation. Ideally, you are a kind, quiet and reliable person who is respectful and likes to maintain shared living areas in order. You are very clean, an open and honest communicator, liberal and without prejudice, and you want to live in a flat that feels like home. It would be great to have the occasional glass of wine together, cook dinner or explore the neighbourhood, but I’d be equally happy if you have your own busy life and friends to see.
Bonus points if you care a minimum about the environment (recycling, turning lights off when you leave a room, no heating on all the time), and wear slippers indoor.
ME:
My name is Lidia, I'm 38 and I work as a data analyst in the sustainability sector. I have lived in London for four years, and I keep busy with multiple activities. I am clean and tidy, very quiet and respectful of other people's spaces, easy going and down to earth. I am mostly working from home at the moment, going to the office once or twice a week. I am a sociable person, but I tend to do my socialising outside of the flat and I enjoy coming back to a peaceful living space.
PRACTICAL INFO:
Move in date is January 11th. It is OK if you move in later, but the rent unfortunately is the same. There will be a 12-month contract with our private landlady, with a 6-month break clause (Assured Shorthold Tenancy Agreement).


Ideally female and no smokers, couples, students, or pets.
Bills are excluded and amount to maximum ~£130/pm each, including the following:
- Council Tax Band C - £142/pm
- E. On Electric - ~ £45/pm
- Thames Water - ~£36/pm
- Broadband - £32/pm
- No TV Licence as there is no TV in the flat.

Our landlady will require the following:
- A copy of your photo ID
- Proof of your right to rent under UK law
- Proof of employment and income
- A reference letter from your previous or current landlord
- 3 months’ bank statements as proof of finances
