London fields double bedroom with own bathroom

My current flatmate has recently bought his own place and so I'm looking for someone to take over his room

the flat/room:
- available in may, v flexible
- 6 months minimum stay, with option to extend for another year
- two bedroom/bathroom flat

- the room is a double bedroom with a separate bathroom
- 6th floor (there is a lift)

- shared kitchen/living room with 1 person (me!)
- 2-3 minute walk to london fields overground, 10 minute walk to hackney central or 15 min walk bethnal green underground

- rent does not include bills or council tax (around 170 p/m + water paid in full to landlord at tenancy end)
- hackney council band C

- very close to lidl/iceland, and ~10 min walk to big tesco/m&s
- there is bike storage in ground floor

- furnished bedroom, comes with bed/mattress, wardrobe, drawers (some flexibility with flatmate's current furniture too)
- landlord requires the typical deposit, references etc

About myself:

- 29yo work inhouse/legal

- mostly work from home but sometimes in the office

- travel a lot and generally enjoy outdoor activities, hiking, cycling, surfing, gym, yoga, pilates, arts, music, sourdough baking etc. 

- im v clean and always make sure the flat is kept tidy and clean and expect the same from the potential flatmate


- enjoy occasionally spending time with flatmate but equally value personal space and privacy
- I value open/honest communication so that we both can feel at home in the flat, it is a place I want us both to be able to come home to to unwind, relax and feel comfortable
- lgbt+ friendly
