Double room in bright North London flat

After 4 years I'm leaving this amazing flat in North London next to Shoreditch park. It's one road away from the canal.

My room is a double room on the bottom floor (no issues with noise from room above) of a two floor flat. Top floor flat in a nice block. Your bedroom, plus the lounge, have floor to ceiling windows with great natural light. Really spacious open-plan living space. You'd share a bathroom (on the same floor as the bedroom) with one other housemate (whose room is upstairs). The third bedroom (with a couple) is upstairs and en-suite.

Bedroom is unfurnished except for the wardrobe. I'd be open to talking about selling some furniture like desk, chair, tv, monitor, curtains etc. Landlord did have a bed in there but I removed it as I had my own, so you may be able to discuss them providing some bits.

You'll live with three really great and easy going people.. Flat is a very chill place. Looking for someone easy going, clean and friendly. Not a party flat, but everyone is very social together, while respecting everyone's space.

Great location. Really well connected 10/15 min to a range of a great places, which between them have everything you could need. I work in a central London and have found it really easy to get into work, with a nice walk in the morning along the Canal to Angel. There's a bus stop 100m round the corner on new north road, as well as:

10/15 min walk to Angel (all the shops you need there)
10/15 min walk to Essex road (pubs, butchers, fishmongers etc)
10 min walk to Hoxton (Market, wine shop, pubs and greengrocers etc)
10/15 min walk to Old Street (Aldi)
10/15 min walk to De Beauvoir (loads of great pubs, cafes etc)

The contract renews from 1 October. The rent reflects the renegotiated rates. You'll sign onto the new contract from then. I'm looking to be out from 13 September so chance to come in a bit earlier (we can work out an arrangement for those 2 weeks).

Bills are currently 140pm. That includes all the usuals plus cleaner who comes every 2 weeks (cleans communal areas and the bathrooms, but not bedrooms) and superfast broadband (we can all work from home or stream with no issues).
