We are looking for the ideal person to take on a six-month sublet from mid Sept 2024 (flexible).

A beautiful, airy, double room in the iconic North Block of the historic Gainsborough Studios is waiting to be filled. Fully furnished with a double bed, desk space, a wall-mounted TV and a spacious built-in wardrobe.

You will also have primary access to the main bathroom (as the master bedroom is en suite), beautifully finished with a glass shower divider, huge vanity mirror and a bath.

The rest of the apartment is large and full of light, with direct access to a double balcony. The living room/kitchen is fully equipped and furnished with a stylish mix of modern and mid-century pieces, a variety of neon lighting and a gorgeous living area with a comfy sofa and a smart TV. A fully functional acoustic piano is available to you to play, if you are musically minded, though this would require the utmost respect to the instrument itself as well as a mindful courtesy to noise within the flat and antisocial hours for the neighbours.

The building itself is situated right beside the beautiful Shoreditch Park (we basically use it as our garden) and has a selection of private, canal side seating and decking for communal use.

There is also direct access to Hitio Gym (the building elevator literally takes you there) - although you will need to sign up as a member, should you wish to use its facilities. We can put in a good word to the manager, who is one of the loveliest people we’ve ever met, who can offer advice and maybe even a cheeky discount.

The apartment complex itself is gated, with fob access and 24hr concierge. This not only makes it super safe, but also super convenient for parcel and mail delivery. We also have an onsite coffee shop, the exceptional Bobo and Wild, so your caffeine needs will never go unmet! Other amenities include a CoOp supermarket right next door and an underground car park (car parking is not included and must be arranged separately, if required).

Travel wise, you will be situated slap bang in the middle of Highbury and Islington (Victoria Line -10 mins in rush hour by bus, or 15 min walk) and Old Street ( Northern Line- 10min walk). The bus connections are excellent as well - the 141 / 21 takes you toward Bank, or back toward Highbury / Tottenham respectively and the 76 takes you right into the heart of the West End, via St Pauls. You are also a 15 min walk away from the delights of Dalston to the North, Shoreditch to the South or Angel, to the West.
You’ll be sharing with Suze, a freelance producer working in media. She sometimes works from home but as there is plenty of space, it isn't a problem if you do too. She likes having friends over for dinner and wine, but not all the time. She is social and fun and the ideal person would also be social and open to hanging out with a movie on the couch or sharing a meal now and again. Definitely not a party house, but certainly a home that enjoys people and laughter!

Rent is £1450 pcm, with bills on top, happy to chat through these should you wish to arrange a viewing. We also have a cleaner who comes every two weeks.
