I'm renting out my spare room as my lovely Kiwi flatmate, Mac, has just gone home forever.
The room:
Large double room with small ensuite, comfy bed, desk/chair (even a monitor), and huge amount of storage space with built in wardrobes. Overlooks a quiet communal garden.
Mac left a few useful/nice things, but we can chuck out any of the furnishings you don't like in the room and paint / decorate it as you see fit.
The flat:
There's big living with balcony overlooking leafy Copenhagen street / Barnard park. Plenty of comfy seating, a big dining table, a TV, an electric fire, I plan to slowly fill it with more interesting objects, books and plants. You're welcome to join me in this endeavour.
The separate kitchen needs a bit of aesthetic love (likely to happen next year), but it does the job and everything works (also it being a separate room, means it's nice to not need to worry about smelly foods/washing machine noise!).
It's a cosy well insulated new build, so if you're tired of mouldy London flats, look no further!
Great location for Upper Street, Chapel Market, Coal Drops Yards etc.
The local pubs are: Hemmingford Arms, the Albion, or the Crown.
It's Zone 1! For transport 5-10 mins to Angel, 5-10 mins to Cally Road Overground, 15 mins to Kings Cross. There's a Boris Bike park basically outside the block too. You can just walk into most places in central in 30mins-1hr too.
The flatmates:
I'm Tom, I'm in my mid-30s and my day job is running a creative team at a fintech. Classic London wanker job. I tend to work in the office in Shoreditch 3-4 days a week.
For fun I like bike-packing/cycle-touring, hiking, mooching around London's galleries/gigs/restaurants/pubs/theatres etc, hit the gym a few days a week, and I train in stage and stunt combat.
I'm pretty easy going, like to keep the place tidy without being weird about it. I like to chill out at home, chat a bit of nonsense after work over dinner/watch TV, sometimes have mates over on the weekend, go on mini breaks as much as budgets allow, but I keep busy, and will be out a few nights a week. Basically I'll be around, but you'll also get the place to yourself relatively often.
I'm a 10 year veteran of flat-sharing, so I know the drill of being a sound flatmate, but I also take my landlord responsibilities seriously (also it's my home so stuff gets fixed/sorted very quickly!). I rent out the spare room as it's going to waste otherwise, I like having a flatmate and it lightens the load of a scary mortgage (thanks Liz Truss). Also need someone I trust in before I go away for a month in January!
I'm pretty sociable and very happy to have people over for dinner, drinks, boardgames, cocktails, etc! (vaguely keen to get into DnD). But like to keep the place nice, rather than a scuzzy party flat!
My long-term girlfriend, Portia, lives a 5 minute walk away and we tend to split our time between here and her place. She's into motorbikes, works as engineer/scientist for the NHS, and likes crafts / making things. She's cool.

I'm open to most people, the only thing that matters really is that you look at that description and think "that's a guy I'd like to live with". So to a degree the filters I've set are more guidelines.
Practical considerations to make you aware of; move in dates are flexible; I'm on the 3rd floor (top floor of a 4 storey block - Portia claims this should be called the 4th floor) and there's no lift; can't really have pets in the building (but could probably get away with a bird/cat/fish/hamster level of pet); whilst the room is big enough I think a couple might feel a smidge crowded in there; I'd prefer it if you also worked from the office a few days a week for the sake of the energy bills (but can review for the right person)! On that note I've included bills in the rent, but we can change things up if you want your name on any of the bills for getting an official address etc.
