Female for double room in lovely 2 bed flat share

I am currently looking for someone to move in asap (beginning of November). This is such a lovely flat - it's quiet, modern and feels like a real home. I have lived here for over 20 years (good landlord!) and am looking for someone who is friendly, clean and tidy to move in.

Flat is 5 mins walk from both Bounds Green (Piccadilly Line) and Bowes Park (Overground to Moorgate). Both take less than half an hour to Central London. We are very close to Muswell Hill and Wood Green and there are several nice parks (and pubs!) in the area.

Room is quite large and there are built in shelves and clothes rail. Other furniture can be negotiated. There is a lovely, recently updated modern bathroom with bath and shower, a galley kitchen attached to a comfortable lounge and access to a garden.

Rent is £780 per month (which is below market value for the area due to good landlord) plus around £150 - 200 in bills which covers gas, electric, council tax, broadband and TV licence. There is NO deposit (told you landlord was good!) but references will be required.

I am a friendly, very clean and tidy professional with a sense of humour who works in radio. This is definitely NOT a party house but I do like to catch up in the evenings with a chat and a G&T in front of the TV. Alternatively I won't be offended if you want to spend time alone. I think I am easy to live with! Previous flatmates will definitely vouch for me.
