Big Double Room Available in Lovely Dalston Home

Hello!

We're looking for someone clean and considerate to join our beautiful three-bed home in Dalston, replacing our lovely housemate who's moving on to live with his best mate.. Both Steph and I are in our learly 30's so looking for someone with a similar age who wants to join our little family and make this house their home too. We both get on really well and enjoy spending time together so we're hoping our new edition will feel the same way.

The contract starts on the 7th of June but there is some flexibility in this, should you need to move sooner.

The house:

The house is split over two floors and has wooden flooring, bay windows, a large communal living room, two bathrooms, and three bedrooms. Additionally there is an attic and a basement, so plenty of storage space. There’s a sunny south facing patio garden too.

The room:

The room available is the master bedroom, approx. 380 x 470cm and is £1000 a month. It’s a huge, bright space with a huge built in wardrobe. It was originally unfurnished but the current house mate will be leaving the bed (unless you want to bring your own) The added space of the bay window is big enough to fit a two person sofa. It also benefits from newly installed double glazing.

Bills:

Bills are around £150 a month but can go up in winter. Sadly we know that bills are always rising in this climate. They will go up and down depending on the season. This includes council tax, (this is the biggest bill and isn't paid in February and March due to the way Hackney council do the billing), water, broadband, gas and electric and a professional cleaner who comes once a fortnight. There is a £750 deposit needed that will be payed to the previous housemate before you move in and the estate agent will need to do reference checks.

Location:

The location is a winner. We're only a short walk away from Dalston Kingsland, and a brisk stroll to the beautiful Newington Green, Stoke Newington or Hackney Downs. We have loads of 24 hour local shops, cafes restaurants, music venues, pubs and shops just moments away, but tucked into a beautiful street so it's super quiet. The neighbours are also great. We've got our own whatssap group too!

The housemates:

You would be sharing the house Stephane (32) and Rosie (33).

Rosie is a freelancer and works in film and TV advertising. She also does deep tissue massage on off days. She can work quite long hours on some days so tends to keep things quite chilled during the week. In her down time she enjoys yoga and pilates, watching unhealthy amounts of Below Deck and is endeavouring to learn tv production management. She's always up for a chat, film night or weekend cocktail.

Steph is 32, French, splits his time at home and in the city. He's He's an aspiring writer at night and an all round encyclopedia of knowledge and fun during the day. You'll hear Rosie and Steph burst into song on occasion. He's easy-going and open-minded but also always up for a chat. He's fond of sci-fi, arts, travel, good music and appreciates time with like-minded people.
We both LGBQT+ friendly, environmentally conscious and liberal so it's important to us that your views also align there.

We tend to be quiet during the week as we work mon-fri, (occasionally weekends too) so someone who is respectful of noise is a must. Of course everyone is susceptible to bringing back some drunken friends from time to time!
