We have two rooms going in our spacious 5-bed house in Hackney, available mid December.

The house is shared with calm, respectful housemates who value both social time and personal space. We're all queer and or trans, majority poc, age 29+, and work across the arts, education, and charity sectors.

You'll also be living with a big orange cat called Bug, and sadly we can't accept any more pets!

- Private garden backing onto a pathway that leads directly onto the River Lea
- A calm, relaxed atmosphere with housemates who are considerate and tidy

ROOM 1
- Rent is £610 pcm (+ £610 deposit)
- Fully furnished - comes with bedframe and mattress, bedside drawers, shelves, small desk and stool, and a bookshelf (but we can of course remove anything you don't need!)

ROOM 2
- Rent is £710 pcm (+ £710 deposit)
- Furnished - comes with bedframe and mattress, chest of drawers, and clothes rails (can also be flexible if you need things cleared out)

Access info:
The house is split across three levels. Room 1 is on the first floor - up one flight of 12 steps - along with one shared shower and toilet, and Room 2 on the ground floor. The kitchen and a second bathroom are on the basement/garden level accessed down one flight of 13 steps. Our front door is also up a few steps, and there is no doorbell or intercom entry system.

Transport links:
- Clapton Station, and Stamford Hill Station (Overground) – both 15-minute walk, with trains to Liverpool Street in <15 minutes
- Seven Sisters (Tube) - 20-minute walk for Victoria line
- Several bus routes nearby for easy access across East London

- Bills not included. Estimated £110-£150 pcm, but likely less in spring/summer with energy saving

- Landlord does not carry out referencing/income checks
