Double Bedroom available in 2 bed house in Harringay/Turnpike Lane

Sharing with one lovely male. I’m only moving out to live with my partner.
It’s a very chill household in a super handy area with a big garden a total luxury in London!

The house is a 20min walk from Turnpike Lane or a 7min bus journey on those rainy days.
The room itself comes with a double bed and 2 built in wardrobes and a chest of drawers, I currently own the white chest of drawers and the bookshelves but happy to leave those behind if you think they could be useful.

Now the nitty gritty:

Looking for someone to take over before 19th of August when the next rent is due.
Rent is £775 a month and a payment to cover proportional rent if you move in before 19th.
A deposit is required which would be put in a Deposit Protection Scheme.
Bills are £140 a month or a little higher in the colder months.
The house is rented through a letting agent so they require paperwork such a payslips, references basically the usual docs to prove you can pay rent and are generally a good human bean.
