Hello

Cosy single room (good size room) in an uncrowded small homey family home near wood green shopping area and cinema and gyms / green parks.

Live in single dad & daughter (53 -and 16). Im a live in landlord - hence no contract, the stay is a friend or family (the law gives me this option). We go on 3 months holidays so live-In landlord is not here for long terms.

If your looking for somewhere cosy, clean and peaceful to live, this is your best long term choice.

However, Some home rules :)

1. NO smokers
2. NO boozers
3. NO HOUSING BENEFITS - NO DSS.
4. ONLY female apply (I have a daughter)
5. Must be CLEAN AND TIDY person
6. Must be POLITE (no rude people) and respect the rules (obviously).
7. NO hoarders (i dont have storage space for extra luggages and boxes etc. ).
8. NO shoes upstairs (slipper OK).
9. NO boyfriends/partners stay over night (its not a boarding house or free for sleep overs).
10. NO rudely people.
11. Other person use wc/shower - please be a considerate person.

only available for responsible female student or female professionals. Prefer mature responsible attitude.

ROOM:
It's a good size single room with a single bed looking over looking the garden - see the video. Only 1 wc/shower/bath in house.

SECURITY WEB CCTV + ALARM being added to the house.

MORE ABOUT ME AND DAUGHTER: you can talk to the present lodger.

COST: 1 PERSON IN ROOM:
1 person in room, The cost is only £380per month.
Plus only £40 for bills (wifi, gas, electricity and netflix per month).

Pay £380+£100 when you move in.
£100 deposit is refunded by the new incoming lodger.

Walking distance to WoodGreen shopping area and Woodgreen Underground and Turnpike lane underground stations (15min) or 5 minutes by bus.
Only 20 minutes to Covent Garden and central London by underground (Piccadilly Line). Only 30 minutes to Liverpool street (and Old Street EC1) by 243 Bus (Bus stop only 1 minute away from house.

About me / Landlord
single dad of 53 and my daughter 16. Very friendly and polite. Very sharing and helpful character. We are away for long terms. Leaving May/June...

We are polite, respectful and very homely clean people (my daughter is a gamer PS4 and a bit lazy :)

Deposit holds the room. Non refundable if you decide to cancel.

Lodger will be expected to feed the cats with co lodger (2 cats in garden).
