Description
**Please note: Our estate agent has a minimum salary requirement (exact amount TBC) so we'll only be able to accept professionals working full-time in permanent roles!**
Hi! We are a queer, chilled, and very left leaning household in search of a flatmate (and hopefully friend) to move in mid July. We are slightly flexible on exact move-in dates but ideally need someone who can join the lease and start paying rent around this time as one of us is sadly leaving London! :(
About the flat/your room...
Located only a 10-minute walk from Archway underground station and with buses to central London just seconds away, our flat is an inviting, naturally lit safe-space perfect for friendly professionals interested in music, trashy reality tv, arts & crafts, nights out and evenings in. The flat is self-contained on the second and third floors of the building, and your room will be on the second floor. It is a spacious double with a massive window and high ceilings available to rent for only £617 per month, bills not included, but details on that below.
Council tax is approx £68 each per month
Wifi is approx £20 each per month
Electric is approx £90 each per month (billed every three months) - note: we are 100% electric so no gas bill!
Water is approx £21 each per month (billed every six months)
The room is has double glazed windows and comes furnished with a double bed, nightstand, chest of drawers, standing wardrobe and the black desk can also be included for the lovely, cheap, and one-time price of £20. Have a lot of stuff? Don't stress! You will also have use of a storage closet in the hallway if you want your suitcases or other large items out of the way.
The flat has one full bathroom with a bath AND shower (amazing, we know) located just upstairs on the third floor. There is also a sink and toilet room on the second floor which feels a little like an en-suite since the other rooms are upstairs near the full bathroom (we just ask that you don't gatekeep it lol). On the second floor we also have a spacious living room and separate kitchen. The kitchen has all basic appliances including an oven, microwave, fridge, freezer, clothes dryer (amazing for towels and other bulky items in winter), washing machine, etc.. We also have a living room with a dining table, sofas and a flatscreen for communal viewings of Married at First Sight, Below Deck and the like. (:
As for local amenities, there are countless off licenses and grocery stores within walking distance plus the Shaftesbury Tavern is just across the street and there are lovely little cinemas, restuarants and even a 50m lido over the hill in Crouch End. If you like green space, there are quite a few options nearby such as Finsbury Park, Waterlow Park and Hampstead Heath. Genuinely it's a wonderful location with some really lovely people and we've been so so honoured to call it our home over the years.
About us...
At the moment it will just be Sophie in the flat. Two of us are sadly leaving so it would be you and the other flatmate (TBC) joining the lease. Having lived with Sophie for almost six years I can attest to the fact that she is one of the warmest and most genuine people I've ever met, so you won't have a problem making friends or calling this flat home. She is solidly my family now (which helps since our real families live thousands of miles away in Austrailia and the US lol), and we're keen to welcome someone who wants an inviting place to return to after a long day at work or just to enjoy a peaceful weekend. Soph loves a Saturday morning reality tv show binge as much as a Saturday night at a local beer garden or festival. She'd love someone who wants a bit of balance in the flat, e. g. just as happy socialising as they are doing their own thing. We like to keep the flat tidy, so it would also be great if the person could take turns with Sophie and the other flatmate to clean common areas (nothing serious or strict, just helps keep the house in check).
About you...
We are looking for a queer/queer-friendly flatmate (preferably identifying as female or non-binary, but we are open to meeting allies as well!) who is chilled, friendly and respectful. No couples please, and while you'd be welcome to have a partner stay on occasion, we ask kindly that you don't bring them around ALL the time (unless they are rich and want to cover everyone's rent, in which case, let me take your coat). Otherwise, it'd be fab if you're into art, design (Sophie is a lighting designer), music, going to gigs, travelling, films, good food, etc. Finally, we are looking for someone who is mature and able to communicate any issues respectfully/kindly, because being passive aggressive in 2026 is wild!!
If that sounds like you or a place you want to be please get in touch! We're around for any questions on here and are happy to organise a viewing if you are interested, just message. Happy house hunting! :))
