Our flat mate is (sadly) moving out to (happily) live with their partner so we are looking for someone to take over their rooms for the new lease year!

Some details of the flat:
*Permit parking
*Fully equipped kitchen including dishwasher and washing machine and additional living/dining room
*West facing balcony to admire the sunsets
*First floor in a secure small block of flats – Stairs only no lift available
*8 minute walk to East Finchley tube station (Northern Line)
*23 minutes to Bank, 20 minutes to Leicester Square
*Buses connecting to Hampstead, Muswell Hill, Camden and Highbury & Islington. We are also within walking distance to Cherry Tree wood, Highgate Wood and Alexandra Park.
*On the high street which is full of independent shops and cafes

*No pets as much as we wish we could*

We work out our rent with our landlords depending on the size of our rooms.. Its part-furnished (bed only- checking with housemate on any other furniture he is wanting to leave). The room can easily fit a desk and can be used as WFH space. Bills would equate to around £170 per month (thankyou cost of living) but this covers everything – Gas / Water / Council / Wifi (which has a very good connection) a cleaner that comes every two weeks. The rest covers the cost of supplies like loo roll/bin bags. Upon leaving the remainder of the bills pot will be split between every one.

5 weeks deposit required up front with our Managing Agency (this is approx £1000 I believe but the Agency are confirming) and go through the usual checks. You will be required to sign on to the joint tenancy on a new rolling lease. The landlords have been very good to us over the last 6 years and we have recieved a quick response to any problems that have occured.

Official move in date is 30th June however our current housemate is vacating earlier is you need to move things in in segments.

About us: I (Caitlin She/Her) am a creative who is currently performing in shows both on and off the West End. This means that my work hours vary and I am often away on tour. As a side job I coach online on a WFH basis, but these hours also vary. Andy (He/Him) is a musician who also works FOH. His hours also vary. Andy needs to practise his music pieces however always checks with however is in the flat to make sure noone is recording or going on a call!

We are ideally looking for someone who is up for going for the odd one down the local pub together, but also completely respectful of each others space and independence. We would love someone who is searching for a property to feel the same way! And ofc this flat is LGBTQ+ Friendly.

Smokers are welcome but only in our outdoor area. Sorry- we can't take students in the flat.
