Double room in beautiful flat + study room option

Hello, l am looking for a friendly and considerate person (professional or mature student) to share a beautiful, clean, light and airy first-floor, two bedroom maisonette flat in Bowes Park area.

Our road is a peaceful, tree-lined street, a 5-min bus ride (or 25-min walk) to Wood Green underground station, 15-min walk to Bounds Green underground station (both in Piccadilly line) or 15-min walk to Bowes Park train station (with direct trains to King's Cross or Moorgate). Bowes Park area is a charming area, with independent shops (grocers, cafes, bakeries, restaurants, amenities and green spaces. We are also close to Myddledon Road that hosts a road market on the first Sunday every month and other events in between. We are also very close to a GP surgery, Tesco express and pharmacy.

The room on offer (Bedroom 2) is facing South. It has a double bed (1.55 W), a big chest of drawers, a second wardrobe chest and a bookcase. There's room for a desk by the window and there's currently no mattress. A duvet could be provided if needed. If you prefer your room to be unfurnished, this is also possible.

There's also an extra single room (Bedroom 3) with a bookcase that would be perfect as a study room. For both rooms the rent would be £1200 + bills.

There's a beautiful shared livingroom. A sofa bed and a desk will be added.

The kitchen has all amenities, including a table and a brand new fridge/freezer.

There's one bathroom (with a bathtab), very clean, with a new glass shield installed in the bath.

Finally we have a beautiful, south-facing, private garden, accessible via a staircase, to enjoy during the summer time.

The monthly bills per person are estimated to around 160-170 GPB, plus any cleaner's fees, if we chose to have a cleaner.

You'll be sharing the flat with me, who will also be moving in shortly. I have been living in the UK for 17 years now. Currently l am an editor working for a Biology journal in a publishing house and prior to that I was a University researcher. I go to the office twice a week (at not set days) and l am often away (every 1.5-2 months), for work or visiting family, so you'll have the flat for yourself frequently.

Other than that l enjoy music, photography and the arts in general and I am interested in international affairs. In the weekends l am out and about, with friends or alone, going for coffee, visiting markets, exhibitions, events, gigs, e. t. c.

I am very friendly and will be happy chatting over cooking and sharing the occasional glass of wine if that's the mood. I am interested in many things, and will look to find common ground for discussions, but also will respect your privacy.

Finally, I enjoy a clean and uncluttered home, especially in the kitchen and bathroom, so looking for similar people who will keeping shared spaces clean and tidy, so that everyone feels comfortable.

I am the lead tenant of this flat and the letting agency (Winkworth)/landlady will request proof of employment/student status and your financial situation. Also 1-month rent deposit will be requested (£950).
