**About the flat**

The room available is a bright double large room. The room is unfurnished.

It is a first floor flat located directly opposite and overlooking, Clissold Park in Stoke Newington. It is a short walking distance from Arsenal, Finsbury Park and Canonbury stations.

The bathroom is modern with a bath, shower and separate toilet. There is a balcony overlooking the park and shared living room & dining area. There are communal gardens below as well as a storage facility in the basement for bikes and extra bits.

We have a private landlord, so there are no hidden fees etc. All bills are paid separately.

We are a friendly and relaxed household and treat the place like home. We are looking for a likeminded flatmate who wants to join in and hang out occasionally for drinks, etc and equally understands when to respect each others space and privacy. We are also an LGBTQ+ friendly household.

We each have responsibilities in the house for different bills and have a cleaning rota, where each person takes a turn to clean the flat each week and we all help out with the occasional odd job and maintenance. The flat is quite small overall and so this flat would suit someone who works mainly from the office or occasional wfh days. We would love someone that wants a place to call home and is tidy, considerate and willing to contribute to maintain the homely feel.
