Your own bed&bath and lounge with bills included!

Hi,
I'm looking for a flatmate!
Clean, respectful, polite, etc. etc.

You will have your own bedroom (of course), bathroom and living room (sic!). We will share kitchen only (on your floor, second floor of the building), but you will have your own fridge.
My rooms will be upstairs (third floor of the building), so there is a lot of privacy for both of us.

Rent is £1150. Bills and council tax: + ca £225 monthly extra (if paid monthly and included in the rent in this amount, never had to pay more, but essentially it's all about the usage so it may fluctuate).

Lease is one year with a two months break clause, so it'd be great to feel being settled for another year time, but hey, things happen!

About me:
- trying to keep everything clean and quiet (unless I absolutely must listen to the opera loud and on speakers, not headphones); so, no parties on my side but I'm OK with those hosted by you - just not spontaneous, or outside residential regulations;)
- getting back to playing piano (still need to buy headphones/cable to that old Yamaha Clavinova though; but had no complaints so far);
- I will always have 'one more question' but I will leave you alone after that;
- working from home 2/3 days a week;
- charming and judgemental.

(Stuff on pics is mine and to be moved upstairs - to my own bed, bath & beyond.)

NB. There is 50 quid fee payable by you to landlord for referencing.
Smokers (I do smoke) are allowed - they just cannot smoke inside.
