AVAILABILITY: The room is available as a short let from w/c 9 March until 23 August 2026, with a bit of flexibility at the end of the let up to 25–26 August. The start date can be moved to 15 March, but the end date would need to be 27 August latest. Bills included in the price (see below).

I’m looking for a like-minded, friendly, respectful and tidy person to share my flat as a lodger for just under six months. Even though it’s a relatively short-term let, I’d love for it to be a warm, joyful and comfortable space for you. Ideally, I am looking for a female professional around the same age, someone who I can have interesting conversations with, share a glass of wine, but also very happy to do our own thing.

As I bought this flat less than a year ago, I am in the process of curating it slowly, but surely. This means I am looking for someone who will treat the space with respect and care for it as a home. If you work from home half the time, that works well. Please feel to respond to me with a little about yourself, your interests and other things it might be useful for me to know.

**About me**
I’m a 33-year old professional working in international law, with a passion for food writing, textiles and the arts. I love reading, visiting galleries/studios and live music, and exploring the city. I’m originally from the Indian Himalayas and have lived in London for about 12 years (mostly around Angel / Highbury, Newington Green and Stokey).

Fitness, healthy living and a good routine are also important to me. Particularly in the summer, I hope to use the beautiful outdoor balcony for some yoga or to have friends a drink or outdoor evening dinners if the weather is good.

**ROOM & BATHROOM**
Spacious and nearly fully furnished, with a beautiful and comfortable double rattan bed, a high quality, brand new spring mattress and the option of custom-made blackout or sheer curtains to suit your needs throughout the day. The room also includes a wardrobe and chest of drawers. There is also space for a WFH setup in the room.

The double bedroom, also comes with a large bathroom and bath, great for relaxing after a long day. The shower comes with pre-installed hard water Hello Klean filters and there is spacious cabinet space with in-built lighting.

**FLAT**
The property was purchased only a year ago and I am the first resident to live in it. The flat is effectively brand new as are the white goods it comes with ie. washing machine & dryer, dishwasher, oven and fridge. As the flat is a new build and SE facing, it is comfortable and warm in the colder months and airy and cooler in the summer, with plenty of bright light. There is a secure bike-shed where you can store your bike. The building has a communal concierge with few other developments in Woodberry Down (3-min walk), so packages are kept securely.

**BREAKDOWN OF COSTS: £1500, including all bills.

Rough breakdown for transparency:

- RENT - £ 1300 pm

- BROADBAND - £27 pm

- Heating / Hot Water - £50pm

- Electricity - £40 pm (no gas at the property)

- Council Tax - £85

- Cleaning - £50 pm. I have a very thorough cleaner (who I’ve - been using for 4 years now) about once a month, but happy to discuss frequency.

I'll be partnering with SpareRoom to conduct standard checks prior to signing a lodger agreement.

**PATIO, COMMUNAL GARDEN AND OUTDOOR SPACE

The bedroom overlooks a large full-length patio that runs the entire length of the flat and is easy accessed via the living room - perfect for summer dinners, morning or afternoon coffee, or outdoor yoga, or simply relaxing with a book. As I bought the flat last year, we intend to make the most of the outdoor space this spring/ summer.

The patio also benefits from views over a shared mezzanine garden, which is open to residents and conveniently accessed from the same floor.

**Things You Should Know:**

My partner Andrea and I will be moving in together at the end of August, once this tenancy ends. Until then, for transparency we tend to split the week between our flats, so he will likely be at the flat on some evenings, while I plan to spend close to 2+ days at his. We’re both respectful, tidy, and welcoming, and enjoy cooking and sharing meals (he is Italian and I am Indian, so food is central). We're also very happy to respect personal space. We've both been in London 10+ and have our community here so keep busy.

**LOCATION AND TRANSPORT LINKS**
5-minute walk from Manor House station on the Piccadilly Line, with easy access to central and West London all within 35 minutes. The Piccadilly runs directly to Heathrow. Finsbury Park is a quick stop away and services the Victoria line and Thameslink, and is also great for getting to Gatwick. There are great bus links (141, 341) to Old Street, Farringdon and into Central London. These also run to parts of Hackney, Newington Green, Angel, Clapton and De Beauvoir.

**OUTDOOR LIVING AND GREEN SPACE:**
The flat is exceptionally well-placed for green space and outdoor living. West Reservoir and Woodberry Wetlands are a 3-minute walk from the flat, both reservoirs offer waterside walks, protected bird-life, and a peaceful escape from the city. For the summer, West Reservoir also offers open water swimming and sailing lessons, with Castle Climbing Centre about a 12 minute-walk away. The walkway circling East Reservoir will also be open soon as a run-path. The reservoir has a lovely cafe called the Coal House, with outdoor space overlooking the water for easy Friday working.

NEIGHBOURHOOD: Clissold Park and the cafés, independent boutiques, lovely greengrocers and wine-bars and restaurants of Church Street are within a comfortable 15-minute walk. Finsbury Park is also a 8-minute walk, with some great running-routes and fun festivals in the summer. The flat is strategically located so we don’t get any noise, even in peak-summer. There are good cafes and pizza spots just by the flat int he Woodberry Down development.

**FITNESS/ CLASSES**
if you enjoy pilates, yoga, or barre, or all three, there are excellent options just a couple of minutes walk from the flat: LevelOut Reformer Pilates is on the ground floor of the building, MoreYoga, Evoke (barre & pilates) just across the road, and a well-equipped new AnyTimeFitness about 3 minutes away.

**OUTDOOR SPORTS**
The Castle Climbing Centre is about a 15-minute walk, with run routes across West Reservoir and Clissold, Tennis Courts also at Clissold Park, and great swimming pools at the Better Health Clissold Leisure Centre.

** Please know I will probably be doing viewings mostly over 1-2 days. As I am travelling for work, likely that the first set of viewings will be 21 February **
