New share needed for great light quiet flat

This light and sunny flat is a two bedroom and two bathroom flat with one quiet female currently resident. She is calm and tidy and enjoys cooking. She is vegetarian but it's ok if you are not. The bedroom is double size but we are looking for a single person only as no overnight guests are permitted and the maximum occupancy of the property is two people including the current resident. I used to share with her and can show you round with her.

The flat is in Highgate/Crouch End which is a great area in zone 2. It is 15-20 min walk to Highgate (zone 3) or Archway (zone 2) station and there are buses nearby to Finsbury Park and Archway. Crouch Hill overground is also nearby and Hornsey or Haringey overgrounds are a bus away.

The current share works hard outside the flat. She is very quiet and rarely (but does occasionally) have guests.

It would be ideal to find a share who is similar and understands the need to respect each others space.

Would suit a single person as overnight guests are not permitted (both as a restriction on the lease and out of courtesy to each other). Current tenant would prefer a female sharer but it is not essential for the right person. The room has its own bathroom though the bathroom is not en suite. There is a large shared living space including an open plan kitchen with a wonderful view. Only get in touch if you are interested in living somewhere quiet. Council tax band E and bills are halved (currently approx £155 a month each without broadband or TV license currently). The flat is up 3 flights of stairs but is fairly flat once inside. Still available 25/06/24 as I only added all the pics today. Viewings will be Saturday afternoon or next Tuesday.
