Description

The flat is available 18th Jan to 13th May, so a short-let - it may be possible to extend but 3 months is minimum.

This very unique centrally located one bedroom penthouse has a large wraparound balcony and thanks to huge windows and doors it has incredible natural light even in winter, as well as brilliant views of London. The whole flat is south-facing and the bedroom, living room and kitchen all have doors that lead onto the balcony where a fantastic garden includes 2 grapevines.

The owner of this new flat is an anthropologist, so the decor is distinctive - an old school explorer meets modern aesthetic, housed in a very unusually shaped property, all while being on the top floor.

You simply won't find anything like this in London.

Pease note - I simply can't accommodate anything under 3 months so there is no point in reaching out if that will be an issue, my apologies. If you are looking for something a bit longer however that might be possible but it depends on a few things.

Bills are £200 per calendar month and a one off cleaning fee of £60.

The wraparound balcony, carefully selected plants and trees and top floor/end of row location of the flat within the development ensure a remarkable amount of privacy.

The flat is 52m² excluding the balcony and it is 5 floors up and serviced by a lift. The flat has a video intercom which is needed as there are 3 layers of security required for guests to get in. The neighbours are incredible and very respectful and when the balcony doors are closed it is very quiet.

There is an extensive library and the garden includes 2 grapevines, 2 cherry trees, weeping cherry blossom, wisteria, bay tree, holly, a large star jasmine, strawberries, blackberries, blueberries, raspberries, 2 kumquat trees, a herb garden and patio table and chairs. As a result you don't even have to leave the bed to get great views of nature and London. A morning coffee on the balcony is of course also highly recommended.

I live between Holloway and Tufnell Park in Islington.

Holloway Road station (Piccadilly line) is 10 mins away,

Tufnell Park station (Northern line) is just over 15 mins away

Caledonian Road (Piccadilly line) is just over 15 mins

Many bus stops (393, 91, 21, 17, 4, 29, 253, 254 etc etc) are within 1-5 mins away.

The nearest major zone 1 station is Kings Cross St Pancras. I am a cyclist and can recommend some great routes.

Additionally, Morrisons, Lidl & Waitrose supermarkets are all within 5 mins.

There are also many incredible eateries within 10 mins, especially (but not only) on the bougi Tufnell Park side. The Tufnell Park Tavern offers some of the best pub food in London and is highly rated, Bear & Wolf and Bread by Bike both serve some of my favourite coffee and brunch and the latter makes some of the best desserts you can find.

You are in a busy area and whether it is good Chinese, a cheap electronics shop or a high-quality greengrocer, you won’t have to venture far to find it. Then of course with a hop you are in the bustle of zone one.

Finally for Arsenal supports - you have a view of the Emirates Stadium from the apartment.
