Hi there! I’m Emily, currently living with my two flatmates Lew and Diann. I’m moving out of my lovely Finsbury Park room at the start of June and looking for my replacement :)

The Room:
- Spacious double bedroom with plenty of natural light
- Comes fully furnished with a double bed (frame + mattress), wardrobe, chest of drawers and mirror (the desk, shoe rack and bedside table are mine which I’m be taking)

The Flat:
- Located on the 4th (top) floor of a modern building with lift access
- Fully furnished open-plan kitchen/ dining/ living area with a balcony- great for Summer!
- The open plan area is really spacious, it’s been great for hosting friends, parties and dinner parties
- Secure bike shed & 24-hour concierge
- You’ll be sharing a bathroom with Diann, Lew has his own ensuite

Your flatmates:
- Diann is a teacher (i. e. is often busy with work!) who enjoys watching TV and supporting Everton in her downtime
- ⁠Lew works in sales and loves his travel and music
- ⁠Lew and Diann are both in their early 30s. We’re all pretty chilled out, friendly and relaxed people so are looking for someone with a similar vibe. The flat isn’t a big party flat but we do get along, we all lead pretty busy lives

Bills Breakdown:
- Council Tax: £242/month
- Electricity: Approx. £120/month
- Water: Approx. £30/month
- Internet: £28.50/month
- Total rent for the flat is £2,800/month, split between 3 tenants (the rent is higher for the larger room with ensuite, the other two rooms, including this one, work out to be £895/month + £140/month bills
- A small amount is usually left over after bills are paid, which we use to purchase shared cleaning and washing products for the flat from a shared account

Location is fantastic and has been one of my favourite parts of the flat!
- Near the corner of Seven Sisters Road and Hornsey Rd
- 10 min walk to Finsbury Park Station (Victoria & Piccadilly lines & National Rail)
- Lots of shops, restaurants and cafes nearby (Morrisons, Lidl and Waitrose all <10 min walk away)
- ⁠Finsbury Park is 10 min walk away

Tenancy Details:
- You’ll be taking over my current agreement, which expires on 7th March 2027. So this is a 9 month rental lease.
- The next lease period starts June 8th but I can be flexible with start date if you need to move in a bit earlier/ later
- Around December, the letting agency will be in touch to ask if you’d like to renew the tenancy. We can't guarantee whether the rent will stay the same but the landlords/ agency have been very reasonable with increases in the past
