Double room in a Holloway N7 flat :-)

I’m moving away and looking for a new long-term tenant to take over my room. I’ve lived in the flat for 6 years, 4 in the room, it has been a great place to call home :-) Move in date Sept 20th, but could be a bit flexible if needed.

Rent is £797 + bills. Council tax is £56 (band D), water £27, gas and electricity depend on the time of the year, usually between 10-40 per month. Rent paid on the 16th of every month. The landlord would need proof of employment/income. There’s no deposit. 

You would be sharing with Grace and Patrick, both in their mid 20s. Grace is an Environmental Science PhD student, Patrick works in fashion. They’re both super lovely and fun and easy going, were perfect flatmates to share the space with. Down for a chat whenever but also respecting of eachothers space and needs to decompress/recharge at home in midst of London life.

The ideal flatmate would be someone in their mid/late 20s, who is tidy and a good communicator. Clean as you go in the kitchen is important, as well as not leaving dishes in the sink, keeping kitchen surfaces clean etc. There’s a cleaning rota we follow as well.

The room:

The room is the biggest out of the 3 bedrooms and features a ton of storage, as well as two big windows. It would be rented unfurnished, save for the built in storage. You’d have to get your own mattress, bed, etc. Room can easily fit a double bed, big desk, sewing machine etc, still leaving lots of floor space to work out or do yoga:)

The flat:

The flat is in zone 2 north London, 20 minutes by bus to Kings Cross, 10-15 minutes on foot to Finsbury Park, Archway and Holloway Road tube stations (Northern, Piccadilly and Victoria line), Suffragette line in Upper Holloway, and Mildmay and Windrush line from Highbury & Islington). Super well connected to central, north and east London. 2 Tescos, a Lidl, Iceland, Boots, Argos, big Morrisons, big Waitrose and Sainsbury's all within 10 minute walk! Great cafes, pubs and food places around. There is a spacious living room with a big desk, and a big kitchen with a table. The landlord is willing to listen to concerns and fixes/replaces broken appliances quickly. Boiler, fridge and washing machine were all replaced in the last 3-ish years. Separate bathroom and toilet shared between 3 people.

Accessibility:

The flat is on the third (last) floor of a block of flats with no lift and 45 steps leading up to the flat. There is a phone entry system. Reach out to me about specific accessibility requirements, I’d do my best to help you.
