South facing large double bedroom, in a light and spacious three bedroom flat on the second and third (top) floors of a small 1950s block on the East side of Hampstead Heath.

The bedroom is on the back of the block so is very quiet and overlooks gardens and trees. It's furnished with a slatted base kingsized bed with an extremely comfortable John Lewis mattress, bedside cabinets and lights, wardrobe, chest of drawers and mirror. There is extra storage space under the bed and shared storage in the cupboard on the landing and cupboards under the stairs.

Alternatively, we may switch around room ownership making a smaller room available for £700pcm. This room has a small double bed, wardrobe and chest of drawers, and is also on the sunny quiet side of the building. Please let me know if this would suit you better.

The kitchen is a good eat-in size with all the usual appliances and a table. The large South facing sitting room has a balcony, two sofas and a dining table that seats six. The flat is clean, tidy and comfortable. We have a cleaning lady once a week. You would be sharing with two friendly professional females, who work in a museum and in publishing. We're looking for a new third person.

It's a calm and settled home in a part of town with fresh air and green space that feels well removed from the city. Hampstead Heath is literally across the road. The village-like shops and restaurants of Swains Lane are two minutes walk away and there are excellent pubs all around.

Transport links are from Kentish Town tube and Thameslink, Gospel Oak overland and buses that run from the end of the road - C2 to Victoria via Oxford Circus and 214 to Liverpool Street via Old Street. And there are good bike routes into town - it's only four miles and 20 mins to Oxford Circus via Regents Park.

The rent is inclusive of all bills and council tax. The cleaner is paid direct at an extra cost of £8 per week (£35 pcm) per person.
